Salary Range: $90,000-135,000

Reports To:Executive Director

Are you a seasoned maintenance professional ready to lead a dynamic team and make a lasting impact on our properties and community? We're looking for aDirector of Maintenance and Facilities Operations to oversee the safe, efficient, and cost-effective operation of our facilities. This is a high-level leadership role with significant autonomy and the opportunity to shape the future of our Maintenance Department.

Key Responsibilities

• Lead and manage daily operations of the Maintenance Department.

• Assign and supervise maintenance staff for property upkeep, renovations, and repairs.

• Develop and implement departmental policies, procedures, and long-term maintenance plans.

• Ensure compliance with HUD, state, and local regulations and safety standards.

• Oversee budgeting, procurement, and contract management for maintenance and construction projects.

• Conduct property inspections and coordinate with HUD compliance personnel.

• Evaluate work orders, scheduling, inventory, and record-keeping to improve efficiency.

• Train and support staff in safe and effective work practices.

• Present maintenance updates and reports to leadership and the Board.

What We're Looking For

Skills & Experience:

• Strong knowledge of trades including electrical, plumbing, masonry, roofing, and finish work.

• Experience in budgeting, cost estimating, and managing renovation projects.

• Excellent communication and leadership skills.

• Ability to read blueprints and technical schematics.

• Proficiency in using computers and maintenance software.

• Ability to respond to emergencies outside of regular hours.

Educational Requirements:

• High School Diploma or GEDand5 Years of Relevant ExperienceORan Associates Degree with 4+ years experienceORa Bachelors Degree with 3+ yrs experience.

Plus:

• At least 1 year of experience supervising a work crew

• At least 1 year of experience managing budgets and procurement for construction projects

Preferred:

• Degrees in construction management or related fields (may substitute for some experience)

• Familiarity with HUD regulations, OSHA/PESH standards, and local building codes

• Experience with collective bargaining agreements
