Position Summary:

The Community Manager at Magnolia Waterside will lead the successful lease-up and daily operations of a newly developed, 54-unit Class A luxury boutique apartment community in the heart of Old Town Scottsdale, Arizona.

This unique opportunity requires an entrepreneurial, highly sales-driven professional with exceptional closing abilities, strong business acumen, and a passion for delivering a personalized luxury living experience.

As the community's sole leasing professional, the Property Manager will take full ownership of the leasing process, from prospect generation and relationship development to property tours, lease conversions, and resident retention. Success in this position requires a competitive sales mindset, exceptional follow-through, and the ability to independently drive occupancy while maintaining the highest standards of property operations and resident satisfaction.

Essential Duties and Responsibilities

• Pre-Opening & Lease-Up Execution - Lead pre-leasing activities and support the successful opening and initial stabilization of Magnolia Waterside. Establish prospect relationships, coordinate leasing readiness, and execute strategies to achieve established occupancy milestones. Partner with corporate leadership to ensure a seamless transition from initial lease-up to stabilized property operations.
• Leasing & Sales Performance - Serve as the property's sole leasing professional, personally managing all prospect inquiries, property tours, follow-up communications, applications, and lease conversions. Demonstrate exceptional salesmanship, strong closing abilities, and a proactive approach to achieving aggressive lease-up and occupancy goals. Maintain a disciplined sales pipeline, maximize lead-to-lease conversion rates, and consistently pursue new leasing opportunities.
• Leasing & Marketing Strategy - Develop and execute targeted leasing and outreach strategies to position Magnolia Waterside as a premier residential destination in the Scottsdale market. Monitor competitive properties, rental pricing, concessions, and market conditions. Collaborate with corporate leadership to optimize marketing efforts, generate qualified leads, and accelerate lease-up velocity.
• Property Operations & Resident Relations - Independently oversee daily property operations, including lease administration, resident communications, rent collections, move-in coordination, resident retention, and enforcement of community policies. Resolve resident concerns promptly and professionally while maintaining exceptional service standards.

• Facilities & Vendor Management – Coordinate maintenance requests, apartment readiness, vendor services, and property inspections to ensure the community consistently meets Class A luxury standards. Maintain close communication with maintenance personnel and third-party service providers to ensure timely completion of work orders and property needs.
• Financial – manages current and previous resident delinquencies (A/R) to ensure collections, completes final account statements in compliance with state law requirements and coordinates with accounting as necessary, works with accounting to ensure all invoices are received for month-end financial reporting.Completes the variance report each month for submittal to owners. Monitor income, expenses, and occupancy to achieve quarterly NOI targets.
• Corporate Relations & Accountability - Maintain proactive communication with regional and corporate leadership regarding leasing activity, prospect conversion, occupancy trends, market conditions, operational challenges, and financial performance. Provide accurate reporting and demonstrate accountability for achieving established lease-up milestones and operational objectives.

Compensation and Leasing Incentives:

This position offers a competitive base salary and an attractive performance-based leasing commission opportunity.

As the community's exclusive leasing professional, the Property Manager will have the opportunity to earn additional compensation of up to 20% of annual base salary through leasing commissions , subject to the terms and conditions of the Company's established commission plan. The incentive program is designed to recognize exceptional sales performance, successful lease conversions, and achievement of established leasing objectives.

Qualifications

• Two to Four years of experience in property management.
• Working knowledge of applicable federal, Arizona, and local landlord-tenant and fair housing requirements.
• Proven success in meeting occupancy and financial performance goals.
• Self-motivated, competitive, and results-oriented with the ability to independently manage the entire leasing process.
• Knowledge of multifamily market trends, competitive pricing strategies, and effective lead-generation techniques.
• Proficiency in property management software (Real Page Onesite, or similar).
• High level of organization and attention to detail.
• Knowledge of financial reporting.

Education/Certification:

• Bachelor’s degree in business administration, Real Estate, Hospitality Management, or a related field preferred; equivalent professional experience will be considered.

Supervisory Responsibility:

This position serves as the primary onsite management and leasing representative for Magnolia Waterside. The Property Manager independently manages all leasing activities and coordinates daily property operations, including oversight of assigned maintenance personnel and third-party vendors, as applicable.

The position requires a high degree of independence, personal accountability, and the ability to effectively manage competing operational and leasing priorities.

Expected Hours of Work

Standard Operating Hours for this property will be (Monday Through Friday) on a 40-hour work week expectation. Changes or Lease-up Hours will be set with the individual by the VP of Operations or Regional Manager. Evening and weekend work may be required as job duties demand. Physical presence at Magnolia properties is required to perform the duties of this position.
