Examples Of Duties

Primary duties and responsibilities:

  • Provides general maintenance and repair work on heating and cooling equipment; regularly inspects all mechanical equipment for preventative maintenance service.
  • Provides preventive maintenance activities, diagnoses equipment malfunctions and operating efficiency of mechanical equipment; calibrates and adjusts equipment as necessary.
  • Lubricate all moving parts and bearings of mechanical equipment.
  • Cleans and services electrical controls, condensers, and changes or cleans filters when necessary.
  • Responds to emergency calls related to issues or problems with heating and cooling systems.
  • Maintains records of work orders, assignments, repairs, and equipment specifications; orders and acquires materials and supplies needed to maintain equipment; interacts and coordinates with service contractors; and performs various other trade, maintenance, or building and equipment repair as directed.
  • Assists and receives training in the repair and maintenance of a wide variety of refrigeration, heating and ventilating equipment.
  • Responsible for cleaning and maintaining assigned vehicle, tools, and other equipment.
  • Provides support to the Library Manager, Facilities Maintenance on matters as directed; participates on a variety of committees as assigned; prepares and presents reports and other necessary correspondence; attends and participates in trade group meetings; maintains awareness of new trends and developments in the fields related to area of assignment; ensures processes, policies and practices are interpreted and applied consistently and effectively; ensures accountability and compliance with all current and applicable state and federal laws, Library policies and procedures, rules and regulations.
  • Ensures an environment of customer-responsive services, providing customer-responsive service and handling customer service issues.

Minimum Qualifications

Minimum qualifications:

Education and experience: High School Diploma/GED supplemented by some coursework in repair and maintenance of air conditioning and heating equipment and two years of HVAC experience that includes installation, maintenance and repair of heating and air conditioning equipment Required Licenses or Certifications: Must possess a valid State of Michigan Driver's License. Michigan Mechanical Contractor's License; Federal EPA Certificate; and UAW Journeyman Card are required at hire or may be required within six months of hire. Required knowledge of: Maintenance and repair techniques of the HVAC trade. HVAC/refrigeration tools, materials, and test equipment. Installation techniques of HVAC/refrigeration systems. Reference manuals and resources associated with HVAC systems. Equipment operations. Safety practices common to the HVAC operation and equipment. Records maintenance and management. Other pertinent federal, state, and local laws, codes, and regulations. Modern office procedures, methods, and equipment including computers and computer applications such as word processing, spreadsheets, and statistical databases. Public library operations, services, and policies. Customer service standards and procedures. Required skill in: Interacting with people of different social, economic, and ethnic backgrounds. Applying HVAC repair and maintenance techniques. Reading and understanding schematics. Analyzing HVAC malfunctions from performance and test equipment readings and determining appropriate repairs. Repairing and maintaining HVAC systems. Operating and handling appropriate hand tools (including power). Promoting and enforcing safe work practices. Assessing and prioritizing multiple tasks, projects and demands. Establishing and maintaining effective working relationships with contractors and vendors. Preparing and maintaining accurate maintenance records, reports, and documentation. Problem-solving and troubleshooting issues. Responding to inquiries in effective oral and written communications. Utilizing personal computer software programs affecting assigned work and in compiling and preparing spreadsheets and reports. Establishing and maintaining effective working relationships with Library and department staff, board members, outside agencies, and the general public. Physical demands / work environment: Work is performed in a standard library environment. Subject to sitting, standing, walking, bending, reaching, and lifting of objects up to 50 pounds.
