Responsibilities Perform general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, fire and sprinkler equipment, H.V.A.C., landscaping, carpentry work, painting, and equipment repair. Understand and have knowledge of Material Safety Data Sheets (MSDS). Ensure that walls, floor coverings, doors, windows, furniture, and woodwork in common areas are properly maintained and repaired. Have basic prep and painting abilities. Repair and maintain vacated rooms in a timely manner, including painting walls and cleaning carpets. Handle in‑house plumbing (sinks, toilets, bathtubs). Perform minor electrical work within units and common areas (light switches, wall outlets, garbage disposals). Paint all apartments and common areas. Repair, clean, and maintain all carpet, floor coverings, and furniture. Complete all work orders promptly and note any additional work performed. Document safety issues and physical plan deficiencies per local, county, state, and federal guidelines. Assist in preventive maintenance and cleaning of community vehicles (buses, cars, vans). Assist with training and development of safety procedures and hazard communications. Perform any duties assigned by the Maintenance Supervisor, Regional Maintenance Supervisor, or General Manager. Respond immediately and appropriately to accidents and emergencies based on established protocol. Other duties as assigned. Qualifications High school diploma or equivalent preferred (must be at least 18 years of age). 1‑3 years of related experience or training, or an equivalent combination of education and experience. Demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating, and HVAC skills. Prefer knowledge of fire suppression and irrigation systems. Prefer motor vehicle maintenance ability. Flexible and able to work evenings and weekends as necessary. Physical Requirements This role involves frequent standing, walking, lifting (up to 90 lbs), pushing/pulling, and other physical activities.
