Maintenance Supervisor

Build and lead a high-performing maintenance team, fostering professionalism, teamwork, and accountability Provide training, supervision, and mentorship to maintenance staff Promote safety, quality workmanship, exceptional service, and timely responses to service requests Oversee HVAC, plumbing, fire protection, electrical, and general building repairs Implement preventive maintenance and safety programs Inspect buildings, units, common areas, and grounds for safety, cleanliness, and functionality Maintain boilers, water heaters, HVAC units, mechanical systems, and equipment Respond to emergencies and participate in emergency preparedness planning Supervise unit turns and ensure work is completed on schedule and to high standards Coordinate vendor and contractor work, obtain bids, and negotiate pricing when needed Complete and maintain work order documentation and inspection reports Support the General Manager in maintaining occupancy and collections above 99% Assist with property and capital budgets and implement cost-saving or revenue-generating initiatives Track maintenance spending and align it with budget goals Partner with the Regional Facilities Manager on capital projects and long-term maintenance planning Foster resident relationships through timely service and proactive communication Report resident issues to the General Manager Build relationships with university partners, local officials, neighbors, and vendors Represent Campus Life & Style’s brand and culture Requirements EPA 608 / HVAC Certification required Proficient in basic building systems, including HVAC, electrical, and plumbing Experience with Make Ready processes and unit turnover Familiarity with building automation systems and life safety systems Proficient in Microsoft Outlook, Word, and Excel Experience using property management platforms, preferably Entrata Working knowledge of Fair Housing Laws, EEO Laws, and
