Job Description Job Summary: Services, supports, and maintains HVAC equipment within the determined geographical location. Key Responsibilities: In this role, you will make an impact in the following ways:

• Assess facility conditions regularly , including building systems, structures, grounds, interiors, and exteriors.
• Drive preventative and predictive maintenance programs using asset criticality, risk analysis, and maintenance planning tools.
• Monitor equipment performance and reliability to reduce unplanned downtime and extend asset life.
• Manage facility operations effectively , including security, safety, janitorial services, parking, food services, concierge support, and helpdesk functions.
• Oversee contractors and service providers to ensure quality, safety, compliance, and performance expectations are met.
• Manage operational requirements such as temperature control, lighting, water treatment, equipment replacement, and overall facility efficiency.
• Develop strong electrical systems expertise , including troubleshooting, repairing, and maintaining distribution systems, breaker panels, motors, buss bars, and related equipment.
• Apply HVAC and mechanical systems knowledge to troubleshoot and maintain boilers, chillers, cooling towers, ventilation systems, air compressors, and heating and cooling equipment.
• Use root cause analysis and problem-solving skills to resolve technical issues and prevent recurring failures.
• Recognize and value diverse perspectives, backgrounds, and experiences when working with teams and stakeholders.
• Foster an inclusive environment where different ideas and viewpoints contribute to better decisions and stronger business outcomes Education, Licenses, Certifications:
High school diploma, GED, or equivalent AND
Associate's degree with two-four years of relevant experience OR
Trade certificate with six years of relevant experience OR
Eight years of relevant experience OR
Department of Labor certification.
Must pass all related testing. Experience:

Self-Motivated Knowledgeable The criteria for open positions will be based on geographic area seniority. Where more than one employee has the same geographical area seniority date, seniority will be determined by alphabetical rank of their last name, at the time of hiring. All bids and/or de-selection bids must be submitted in MYHR by 7:00 am on POSTING REMOVAL DATE Bids arriving late will NOT be honored. Successful applicants will move on the 3rd Monday after selections are posted. Probationary employees are not eligible to bid on this posting. Employees who are successful bidders will not be eligible to bid again for twelve (12) months from the effective move date. - Maintains safe work habits and actions in all aspects of the daily task; evaluates reactive work for safety issues, plans projects so that safety is key, and reviews preventative work for any unforeseen items that may present safety hurdles.
- Maintains, installs, and operates all equipment and systems related to all building energy systems including boilers, chillers, compressors, cooling towers, and building creature comfort.
- Utilizes software to track, assign, and prioritize reactive, planned, preventative, and predictive maintenance work and building management system.
- Reads and interprets mechanical, electrical, and pneumatic sketches, drawings, schematics, and blueprints.
- Repairs or replaces defective equipment, components, or wiring; reassembles and tests equipment following repairs.
- Tests electrical circuits and components for continuity using electrical test equipment.
- Inspects and tests systems to verify system compliance with plans and specifications and to detect and locate malfunctions.
- Discusses heating/cooling system malfunctions with users to isolate problems or to verify that malfunctions have been corrected.
- Records and reports all faults, deficiencies, and other unusual occurrences; records time and material expended on work orders.
- Orders supplies from various vendors and assists in managing spare parts inventories.
- Works cross-functionally to make repairs within one's capability.
- Performs work in a wide variety of conditions, such as extreme heat, cold, and moisture.
- Maintains housekeeping and safety in work areas.
- Participates in training and personal development; assists in training department personnel and apprentices.
- Communicates within the assigned team and with all support teams.
- Understands and applies appropriate company and department rules and guidelines to work.
- Knows and complies with departmental, site, and company safety policies and procedures including the proper wear and use of require personal protective equipment.
- Participates in improvement projects; uses common problem solving techniques while working alone or in teams.
- Remains flexible and performs other miscellaneous duties, as required, to get the job done.
- Completes work with minimal supervision.
