Arbor Property Management, Inc.Job DescriptionPosition Title: Lead MaintenanceDepartment: MaintenanceReports To: Property ManagerEmployment Status: Full-TimeLocation: San Marcos, TexasPosition SummaryThe Lead Maintenance is responsible for leading the maintenance operation of the community by protecting Arbor Property Management's physical assets, delivering an exceptional resident experience, and maintaining a safe, attractive, and market-ready property. This position serves as the maintenance leader at the community and is accountable for planning daily maintenance activities, establishing work priorities, coaching maintenance personnel, coordinating vendors, supporting the Property Manager, and ensuring all maintenance operations are completed safely, efficiently, and in accordance with Arbor standards.Essential Duties & ResponsibilitiesLeadership & Team DevelopmentLead the daily maintenance operation and establish work priorities based on resident needs, property conditions, and business objectives.Coach, train, mentor, and develop maintenance team members while setting expectations for professionalism, quality, safety, and customer service.Monitor completed work for quality and provide constructive feedback.Partner with the Property Manager on staffing, scheduling, workload distribution, and continuous improvement initiatives.Resident Service & Maintenance OperationsEnsure service requests are prioritized, completed accurately, and documented in accordance with company standards.Perform and oversee HVAC, plumbing, electrical, appliance, carpentry, drywall, painting, and general maintenance repairs.Communicate professionally with residents, provide status updates, and seek long-term solutions to recurring maintenance concerns.Use personal transportation when business needs require travel or parts pickup.Property Asset ManagementConduct routine inspections to identify maintenance needs before they become costly repairs.Maintain curb appeal, common areas, amenities, and building systems to Arbor quality standards.Recommend repair versus replacement decisions and capital improvement opportunities.Apartment Turnovers & Preventive MaintenanceOversee apartment turns to ensure homes are move-in ready and completed on schedule.Develop and execute preventive maintenance programs to extend equipment life and reduce emergency repairs.Vendor & Inventory ManagementCoordinate and oversee contractors to ensure work is completed safely, on time, and to Arbor standards.Manage maintenance inventory, monitor usage, control costs, and recommend purchases that support efficient operations.Safety, Compliance & Team SupportMaintain compliance with OSHA, EPA, Fair Housing, and company policies.Promote safe work practices, proper PPE usage, and immediate correction of unsafe conditions.Prepare for inspections and maintain required maintenance documentation.On-Call ResponsibilitiesParticipate in the rotating on-call schedule for after-hours emergencies. Respond within established response times, document emergency service calls, communicate significant issues to management, support sister-property rotations when assigned, and lead emergency preparedness efforts during severe weather events.Performance Expectations & Success FactorsLeadershipBuilds a culture of accountability, teamwork, and continuous improvement.Resident ExperienceProvides timely, courteous, and solution-oriented service that supports resident satisfaction and retention.Asset ProtectionProtects the physical asset through proactive inspections, preventive maintenance, and sound repair decisions.CommunicationMaintains clear, professional communication with residents, vendors, coworkers, and management.ProductivityEffectively prioritizes work while meeting company standards and deadlines.Quality of WorkDelivers accurate, high-quality repairs that consistently meet Arbor standards.QualificationsEducationHigh school diploma or GED required.ExperienceMinimum of three years of multifamily maintenance experience.Previous leadership or supervisory experience preferred.Licenses & CertificationsEPA Type II Certification required.CPO Certification preferred or the ability to obtain.Valid driver's license with acceptable driving record and insurance.Knowledge, Skills & AbilitiesStrong technical knowledge of HVAC, plumbing, electrical, carpentry, appliances, drywall, and painting.Strong leadership, communication, organization, customer service, and problem-solving skills.Basic computer proficiency, including Outlook and property management software.Tools RequiredEmployees are required to provide and maintain their own professional maintenance hand tools, including HVAC gauges, as a condition of employment.
