Job Description

The Maintenance Technician ensures the reliable operation, safety, and upkeep of facility equipment and building systems within a manufacturing plant. This role focuses on performing routine inspections, preventative maintenance, minor repairs, and equipment troubleshooting while adhering strictly to safety standards and documenting all work in the computerized maintenance management system (CMMS). The technician collaborates closely with coworkers, customer staff, and subcontractors to deliver high-quality service and maintain an efficient, safe working environment.

Responsibilities

• Follow all safety guidelines and procedures, including OSHA regulations and lock-out/tag-out practices, to ensure a safe work environment.

• Conduct regular shift rounds to inspect systems and equipment, identify potential issues, and document performance and conditions.

• Maintain, troubleshoot, and perform minor repairs on equipment, occasionally working under the guidance of more experienced technicians.

• Inspect and evaluate equipment by measuring operating characteristics such as speeds, pressures, vacuum, vibration, and wear, and by checking expendable components such as belts, hoses, fluids, and filters.

• Service and maintain docks, including levelers and seals, as well as commercial doors (including automatic and hollow metal types), commercial locks, and door hardware.

• Perform preventative maintenance tasks such as filter changes, condenser cleaning, oil changes, and lubrication and greasing of machinery.

• Carry out building repairs including routine cleaning, patching, and painting, along with basic plumbing and simple electrical repairs.

• Respond to and resolve facility-related concerns, such as lighting issues and other minor building system problems.

• Complete detailed training on life-critical work practices, including modified confined space procedures and hazardous energy control, and follow required documentation processes using paper and digital tools.

• Document all work results accurately in the CMMS, analyze findings, and recommend updates or improvements to preventative maintenance (PM) lists.

• Communicate clearly and professionally with coworkers and customer staff to ensure work requests are fully understood and provide regular updates on work status and expected completion timelines.

• Provide guidance and oversight to subcontractors delivering facilities services when needed.

• Operate forklifts, scissor lifts, and aerial lifts safely and in accordance with company and regulatory standards.

• Use personal computers, cell phones, and electronic tablets to manage emails, work orders, and maintenance documentation.

• Perform repetitive tasks as trained, following established procedures without deviation to maintain consistency and quality.

• Solve practical problems in situations with limited standardization by applying sound judgment and technical knowledge.

• Support non-standard schedules and weekend work when required to meet operational needs.

• Carry out other related duties as assigned to support the efficient operation and maintenance of the facility.

Essential Skills

• High school diploma or equivalent.

• At least one year of experience servicing and maintaining commercial dock levelers, doors, automatic doors, dock locks, and overhead door hardware, including maintaining dock maintenance program records.

• Experience maintaining pneumatic and/or hydraulic systems.

• Ability to interpret and fully understand safety rules, operating and maintenance instructions, procedure manuals, and a variety of written, oral, diagram, or graphic instructions.

• Ability to execute repetitive tasks as trained, without deviation from established procedures.

• Ability to write routine reports and correspondence and manage email communications effectively.

• Ability to operate and navigate a work order system for documenting and tracking maintenance activities.

• Ability to speak effectively before groups of customers and employees to explain work, status, and technical information.

• Proficiency in using hand tools and small and large power tools for maintenance and repair tasks.

• Ability to disassemble and reassemble fixtures, fans, pumps, HVAC equipment, and other building-related equipment.

• General skills in plumbing, electrical work, and carpentry sufficient to perform basic mechanical repairs to buildings and equipment.

• Competent operation of forklifts, scissor lifts, and aerial lifts.

• Ability to operate a personal computer, cell phone, and electronic tablet for communication and documentation.

• Ability to work with dynamic priorities, adapt to changing customer expectations, and complete work requests efficiently while maintaining high quality standards.

• Basic math skills, including the ability to calculate discounts, interest, commissions, proportions, percentages, area, circumference, and volume, and apply concepts of algebra and geometry.

• Ability to solve practical problems and deal with a variety of concrete variables in situations with limited standardization.

• Valid driver's license.

Additional Skills & Qualifications

• Preference for candidates with some undergraduate business coursework or trade school training.

• Previous experience working with commercial door manufacturers such as Power Ramp, Nabco, Stanley Access Technology, Record USA, Tormax, Besam, and Allegion door hardware is preferred.

• Experience in roles that involve physical labor and exposure to mechanical, electrical, plumbing, and carpentry concepts is preferred.

• AAADM certification is preferred.

• Comfort working in a manufacturing plant environment with industrial equipment and building systems.

• Strong attention to detail when inspecting equipment and documenting maintenance activities.

• Ability to take initiative to manage unexpected downtime productively while maintaining high-quality results.

• Willingness to support non-customary schedules, including weekend work, when operational needs require it.

Work Environment

This role is based in a manufacturing plant environment that includes industrial equipment, dock systems, commercial doors, and building infrastructure. Work involves moving between different areas of the facility to perform inspections, preventative maintenance, and repairs on mechanical, electrical, plumbing, and HVAC systems. You will regularly use hand tools, power tools, forklifts, scissor lifts, and aerial lifts, and you will work with computers, cell phones, and electronic tablets to manage work orders and documentation. The environment is active and may require standing, walking, climbing, and handling tools and materials throughout the shift. Schedules may include non-standard hours and weekend work to meet operational needs, and safety procedures such as lock-out/tag-out, confined space practices, and hazardous energy control are strictly followed at all times.

This is a Contract to Hire position based out of Mobile, AL.

Pay and Benefits

The pay range for this position is $25.00 - $35.00/hr.
