The Role The Leasing Specialist is responsible for leasing, marketing, and maintaining positive resident relations within an affordable housing community while ensuring compliance with LIHTC regulations and Fair Housing guidelines. This role manages the full leasing cycle, including qualifying applicants, processing certifications and recertifications, and supporting resident retention, while delivering excellent customer service in a fast‑paced environment. Qualifications LIHTC experience and strong understanding of affordable housing compliance, income certifications, recertifications, and regulatory requirements. Proven leasing experience in a multifamily or affordable housing environment. Minimum 2+ years of experience in affordable housing, property management, leasing, or customer relations. Knowledge of Section 8 and other subsidized housing programs. Bilingual (English & Spanish) highly desired. Exceptional customer service while maintaining Fair Housing compliance. Ability to thrive in a fast‑paced environment and manage multiple priorities. Flexible schedule that may include evenings and weekends. Solid computer skills; Microsoft Word, Excel, internet, email. Working knowledge of Yardi Voyager Property Management software preferred. Key Accountabilities Greet and qualify prospects, record visits on guest cards, inspect models. Demonstrate community and model knowledge to prospect needs, close the sale. Ensure prospect completes application and secure deposit per company procedures and Fair Housing requirements. Update availability report and process applications for approvals. Prepare apartment for resident move‑in on the agreed date. Follow up on prospects that did not close; refer to sister communities if needed. Secure resident signatures on paperwork, orient new residents. Assist in monitoring renewals, distribute and follow up on renewal notices. Administrative: type lease, complete paperwork, input Yardi System accurately, maintain resident files, distribute notices, keep accurate monthly commission records. Resident Retention: receive calls, listen to concerns, complete maintenance requests, track service requests daily, maintain communication with Management, contribute to cleanliness, assist event planning. Adherence to Property Management Rules: conduct business per company policies, Fair Housing, Americans with Disabilities Act, all laws. Maintain compliance file with Compliance department and Community Manager. Physical Demands & Working Conditions Essential staff; must report and adhere to safety and business protocols. Frequent sitting and walking. Repetitive computer, keyboard, mouse, phone use. Reading, comprehending, writing, performing calculations. May work on uneven ground or at elevated site.
