The Real Estate Analyst supports the day-to-day oversight and operations of the business applications stack, acts as the in-house expert for architecting, implementing, and managing processes and systems, and bridges newly acquired assets with existing practices. The role is hands-on, detail-oriented, and involves interacting with multiple departments and external groups to achieve shared objectives, empowering the organization through next-generation technology. What We Will Achieve Together Relationship building and Pipeline Development: Build a network of relationships in desired locations to generate a pipeline of potential sites for growth in favorable markets. New Site and Acquisition Analysis: Identify, analyze, and evaluate new sites for growth; assess economic feasibility and assist with new leases. What You’ll Do Market Analysis: Study local and national real estate trends, occupancy rates, and demographic changes to assess demand and investment potential. Financial Modeling: Build complex Excel models to project cash flows and internal rate of return (IRR). Due Diligence: Coordinate property inspections, review title commitments, and validate lease agreements. Investment Memos: Draft formal presentations for investment committees to justify new locations and space builds. Identification of New Locations: Work with management to determine suitable site selections and maintain a robust pipeline of options. Reporting: Prepare monthly and quarterly reports for senior leadership and external investors. Other duties as assigned. Required & Preferred Qualifications Microsoft Excel is mandatory; familiarity with Argus Enterprise or Yardi is highly preferred. Analytical rigor: ability to interpret large datasets, discern market patterns, and perform sensitivity analyses. Education: Bachelor’s degree in finance, real estate, economics, or accounting. Communication: Strong written and verbal skills for presenting findings to executive audiences and partners. 2–5 years of experience in real estate, particularly site selections and lease negotiations. Ability to manage multiple projects and meet tight deadlines; detail-oriented with strong organizational and problem-solving abilities. Work Environment & Physical Requirements Full-time position; 40+ hours per week with occasional evening obligations (e.g., landlord meetings, networking events, broker coordination, and site visits). Travel up to 25–30% to schools in CT, MA, VT, NH, and to our Lawrence, MA home office. Prolonged periods of desk/computer work with some site-based activity (walking, inspections).
