Development Coordinator (Land Operations)

Job Description Overview Brookfield Residential, a leading North American land developer and homebuilder with over 65 years of experience, is seeking a Development Coordinator (Land Operations) to join our Development Operations Team in San Ramon, CA. The role reports to the Director of Land Operations and the VP of Land and Forward Planning. Key Responsibilities Assist the Land Team in preparing master contract documents, addendums, change orders, and template design and construction contracts. Notify the Land Team of budget revisions required by contract and change order activities. Act as a liaison between vendors, accounting, and the Land Team to facilitate prompt payments and invoice corrections. Interact with contractors, consultants, and project team members; follow‑up via phone and email to ensure completion of information. Review invoices for accuracy and obtain Land Team approval. Coordinate and prepare construction bid documents for Community Facilities District (CFD) and non‑CFD work, including RFQs, IFBs, bid tabulations, and reimbursement binders. Support the preparation of IFBs for CFD road projects and organize all information for submission to the CFD District. Ensure timely resolution of construction‑related change notices and manage the contract change order process. Assist with engineering and planning design coordination, scheduling, civil, landscape, and utility drawing approval processes. Maintain records of approvals, permits, and construction reimbursements in SharePoint and OneDrive. Coordinate with consultants, the City and the District Engineer to distribute design drawings and support builder and developer inquiries. Assist in obtaining permits required to deliver finished lots and infrastructure within master‑planned communities. Run monthly job cost reports, update project cash flows, and track CFD and City construction reimbursements. Prepare and submit conveyance binders to CFD for reimbursements. Contribute to the development of planning, scheduling, and estimating processes for daily operations and annual financial Business Plan updates. Conduct historical cost comparisons and support budgeting and tracking. Track land records with Accounting for builder closings and support product data entry for residential closings. Assist field representatives in land construction; ensure permit conditions are met for timely construction starts and final acceptance by City and HOA. Process and track final turnover documentation with City agencies, home builders, and HOA for all improvements. Assist the Development Manager in property deed documentation and tracking. Maintain the digital plan room for current construction drawings and reports for Brookfield Arizona projects. Secure, track, and maintain construction permits, dust permits, SWPPP NOI and NOTs. Coordinate with the Development team, City agencies, utilities, HOA/City, USPS, and consultants for meter set management, mailbox placement, and lot fit analysis. Research projects and special assignments as requested and perform other duties as assigned. What You'll Bring 2–5 years of relevant experience in land development, residential homebuilding, or construction purchasing. Professional business, engineering, urban planning, or college degree preferred. Strong verbal and written communication and interpersonal skills. Attention to detail and the ability to spot errors and inconsistencies. Extreme organization skills and the ability to handle multiple projects simultaneously. Proficiency in Microsoft Office (Outlook, Word, Excel, Project) with an Excel emphasis. Ability to adapt to and learn new project management software. Successful experience in a similar role with another company. Decision‑making capability and problem‑solving skills. Ability to work with limited or no supervision. Customer service orientation.
