FUNCTION: 5+ years’ experience, capable and/or willing to complete Assistant Property Manager responsibilities. Advanced knowledge of operations and proficient in all daily tasks. Strong phone, customer service, conflict resolution, time management and organizational skills. Proven Top Performer in all areas of performance. Training and Mentoring colleagues. Adequately exceeds expectations in all review categories. Primary Focus will be on Leasing. REPORTS TO: Property Manager WORK HOURS: 40 hours per week. Weekend (Saturday) rotation optional. Overtime, as circumstances warrant. RESPONSIBILITES: Employee is expected to conduct all business in accordance with Company policies and procedures, all published handbooks, Fair Housing laws (both Federal and local), the Americans with Disabilities Act, the Fair Credit Reporting Act, the National Labor Relations Act, and all other laws pertaining to the multi‑family industry. Specific responsibilities and duties include, but are not limited to: Manage a “zone” of assigned apartment/townhome units to ensure property is well‑maintained and resident satisfaction and lease compliance is being achieved. Fully informed of current rental rates, sizes, locations and all amenities of property. Utilize guest cards, develop full knowledge of application and screening process, lease preparation, follow‑up process, touring, mini‑model preparation, filing systems, WASR updates, online advertising, outreach/marketing, and closing techniques to achieve community sales/leasing goals in accordance with the leasing training manual provided. Generate traffic through off‑site outreach marketing activities at least once per week and post online advertisements daily on approved sites. Assist in obtaining current market information and preparing market analyses. Receive resident service requests and properly record and follow‑up as per company policy. Responsible for ensuring the “model” apartments and target apartments are ready for show; responsible for maintaining work areas and office in clean and orderly manner; necessary to be aware of the properties “curb appeal”. Complete daily property marketing assignments and day to day operation tasks (e.g., balloons, sparkling models, check messages, etc.) in a timely and efficient manner. Complete all paperwork/forms in a timely and correct manner. Maintain confidentiality of resident information. Assist new residents with move‑in, including preparation of lease paperwork, review and explain contents (e.g., lease, community policies, etc.), walk unit with resident to complete move‑in inventory form and ensure satisfaction with condition of new home. Prior to move‑in, required to inspect unit and test keys to ensure readiness. Perform administrative duties, such as filing, answering phones, rent collection, creating marketing strategies and others as assigned. Responsible for proper maintenance of resident and property files. Responsible for maintaining a professional appearance and attitude at all times. QUALIFICATIONS: 5+ years’ experience, capable and/or willing to complete Assistant Property Manager responsibilities. Advanced knowledge of operations and proficient in all daily tasks. Strong phone, customer service, conflict resolution, time management and organizational skills. Manage difficult or emotional customer situations. Respond promptly to customer needs. Must have reliable transportation as necessary to safely and effectively carry out the responsibilities listed above along with a valid driver’s license. Ability to pass background and drug screenings. High school diploma or equivalent required. PHYSICAL REQUIREMENTS: Stand and walk or sit alternatively depending on specific needs of the day. Estimate 60% of time is spent on feet and 40% sitting at desk. Have occasional need (33% to 66% of the time) to perform the following physical activities: Bend/Stoop/Squat Pick up litter, filing Climb Stairs Inspect and show property Push or Pull Inspect and show property, open and close doors Reach Above Shoulder Inspect property, store/retrieve supplies Have frequent need (33% to 66% of the time) to perform standing and walking activities related to inspecting and presenting property. Constant need (66% to 100% of time) to perform the following physical activities: Writing/Typing Leasing, resident communications Grasping/Turning Telephone, doorknob use Finger Dexterity Operation of office equipment Over 25 lbs. Rare need (less than 1% of the time) 20 lbs. - 25 lbs. Occasional need (1% to 33% of the time) Less than 20 lbs. Frequent need (33% to 66% of the time) Under 10 lbs. Constant need (66% to 100% of the time) VISION REQUIREMENTS: Constant need (66% to 100% of the time) to complete forms, read and review reports and a wide variety of correspondence, view computer screen. Frequent need to see small detail. Frequent need (33% to 66% of the time) to see things clearly beyond arm's reach (inspecting community, neighborhood surveys). Must be able to determine colors properly because of decorating, design, paint colors, etc. HEARING REQUIREMENTS: Constant need (66% to 100% of the time) to communicate over telephone and in person with property owners, corporate and resident management, vendors, and residents. SPEAKING REQUIREMENTS: Constant need (66% to 100% of the time) to communicate over telephone and in person. DRIVING REQUIREMENTS: Moderate need (20% to 25% of the time) to inspect apartment community and surrounding communities and neighborhoods as well as marketing property to surrounding businesses. Must have reliable transportation as necessary to safely and effectively carry out the responsibilities listed above. WORKING ENVIRONMENT: Indoors (66% to 100% of the time); frequently outdoors, all conditions (33% to 66% of the time). Occasional exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc. (less than 10%). REASONING DEVELOPMENT: HIGH. Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, and draw valid conclusions and initiate appropriate course of action.
