Supervise a team of qualified and trained Team Members who perform their jobs safely and provide customer service. Monitor building systems, fire, electrical, security, elevators, etc. Report all unsafe areas to Community Manager. Constantly inspect the community and report hazards to the Community Manager. Conduct all work in compliance with OSHA and the MORGAN Operations manual. Maintain a workplace that adheres to safety standards. Train all Team Members on safety procedures. Maintain flammable and hazardous materials in a safe and secure area. Responsible for having SDS on all chemicals. Supervise all outside contractors and inspect work for quality and safety. Maintain all common areas. Maintain a preventive maintenance program for all building interiors and exteriors including pools, fitness equipment, HVAC systems, lighting, etc. Respond to all service requests within 24 hours. Ensure that all service requests are completed correctly and in a timely manner. Ensure that all vacant units are market ready within 7 days. Maintain a proper inventory of tools and supplies to maintain property and stay within property budget. Maintain a safe and secure area for property tools and supplies by keeping the area neat and organized daily. Comply with all training requirements set forth for this position. Perform all Essential Job Functions of Maintenance Job Descriptions as business dictates. Non-Essential Job Functions: Other tasks as assigned by your supervisor, not listed as essential job functions. Physical Requirements Will need to be on feet (66% to 100%). Will need to perform the following physical activities (66% to 100%): Bend/stoop/squat/kneel; climb stairs; push or pull; reach above shoulders; grasp/grip/turning and finger dexterity; handle maintenance tools, nails, and operate ladders; routine maintenance/repairs. Over 150 lbs Rare need (less than 1%); Between 75 - 150 lbs Occasional need (1% to 33%); Between 25 - 75 lbs Frequent need (33% to 66%); Between 1 - 25 lbs Constant need (66% to 100%). NOTE: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance. Wear Personal Protective Gear when necessary. Vision Requirements: Must read and review documents, observe areas needing attention, and read cautionary labels. Hearing, Speaking and Written Requirements: Constant requirement to give information and receive instructions. Ability to read, write and understand English. Driving Requirements: Occasional use of personal transportation; on-call and on-site on short notice; valid driver’s license, Insurance, and car registration if driving for business. Constantly outdoors in all weather conditions; frequent indoors in all weather conditions; occasional exposure to paint fumes, solvents, etc. PPE as needed. Occasional need to work in awkward confining positions. Qualifications Education Required High School or better. Experience Required 3 years: Working knowledge of HVAC, plumbing, electrical, fire protection, energy management systems, EPA certification, and Certified Pool Operator (CPO) are required with a minimum 3 years of experience in maintenance in the property management industry or similar industry. A minimum 3 years of supervisory experience is preferred. Preferred Basic experience with computers, Internet and email is required. In addition, proven experience in the following is required:1) Ability to interact well with co-workers, supervisors, guests, vendors, contractors, residents and the public in a professional and pleasant manner.2) Above average organizational and verbal skills.3) Ability to accurately perform intermediate mathematical functions.4) Strong customer service skills.
