Land Analyst

Land Analyst The Land Analyst works closely with the Vice President of Land Acquisition and the Land Transaction Manager to source, prepare competitive market analysis studies, assemble financial reports, support feasibility books, and assist in core financial and market tasks essential to the Division’s business planning and acquisition processes. Your Responsibilities Lead the financial analysis for quarterly and annual Division Business Plans, summarizing actual and projected performance for the Division and each asset. Prepare gross revenues, profit margins, source‑and‑uses of funds, distribution projections, cash‑flow forecasts, break‑even analysis, cost‑basis and cost‑of‑sales analysis, return‑on‑assets, and internal rate of return. Assist in financial feasibility studies for acquisition opportunities. Prepare underwriting pro‑formas and related financial documentation for each acquired asset. Perform asset sales pricing analysis (e.g., residual value analysis) and analyze financial deal points for disposition opportunities. Recommend price/profit participation structures, price escalations/option payment schedules, interest rates, and other deal terms. Implement and maintain a computerized financial pro‑forma model for community planning. Collaborate with management associates to develop alternative business planning scenarios and recommend an optimum financial plan. Act as liaison with Corporate Finance to ensure adherence to financial strategies and procedures and provide analysis in an accessible manner. Maintain the market analysis database for project feasibility studies. Conduct site visits to understand competitive market conditions and analyze competitive pricing, features, and costs. Assist with the Greenfolder process by preparing valuation calculations, charts, graphs, and reports. Formulate budgets for assigned programs/projects and administer vendor contracts, change orders, check requests, and invoices. Periodically update annual objectives, budgets, and schedules. Requirements Bachelor’s degree in Business, Economics, Real Estate, Finance, or a related discipline. 3–5 years of relevant experience preferred. Basic understanding of real estate and residential land use. Local real estate knowledge highly beneficial. Proficient in Microsoft Excel, Word, PowerPoint, and working knowledge of mapping applications. Detail‑oriented with strong analytical and problem‑solving skills. Excellent interpersonal, written, and verbal communication skills. Physical & Site Presence Requirements Regular in‑person attendance at company communities, job sites, and offices during regular work hours. Ability to work over eight hours per day in confined construction trailers. Ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, and/or carry equipment in excess of 50pounds. Occasional operation of construction equipment may be required. Finger dexterity is required to operate a computer keyboard and calculator.
