POSITION PURPOSE

The Mechanical Estimator is responsible for preparing accurate and competitive estimates for commercial mechanical construction projects, including HVAC, piping, plumbing, and related mechanical systems.

This position reviews project drawings, specifications, scopes of work, labor requirements, equipment, materials, subcontractor pricing, and other project-related information to develop comprehensive estimates that support Midstate Mechanical’s estimating and preconstruction efforts.

The Mechanical Estimator works closely with the Estimating, Project Management, Operations, Purchasing, and Executive Leadership teams to ensure estimates are accurate, complete, competitive, and aligned with company objectives.

ESSENTIAL FUNCTIONS AND BASIC DUTIES

· Prepare detailed estimates for commercial mechanical construction projects.

· Review plans, specifications, bid documents, addenda, and project requirements.

· Perform accurate material and equipment takeoffs.

· Develop labor estimates based on project scope, complexity, schedule, and productivity requirements.

· Solicit and evaluate vendor and subcontractor quotations.

· Review equipment and material pricing for accuracy and compliance with project specifications.

· Identify scope gaps, exclusions, clarifications, and potential project risks.

· Prepare bid summaries, estimate breakdowns, and supporting documentation.

· Participate in pre-bid meetings, scope reviews, and estimate turnover meetings.

· Coordinate with Project Managers, Superintendents, Purchasing, and other operational personnel as necessary.

· Analyze historical job-cost information to improve estimating accuracy.

· Assist with value engineering and alternative system evaluations.

· Maintain organized and complete estimating documentation.

· Track bid results and assist with post-bid analysis.

· Develop and maintain relationships with vendors, suppliers, subcontractors, and industry partners.

· Stay current on market conditions, labor rates, material costs, equipment pricing, and industry trends.

· Support the transition of awarded projects from estimating to operations.

· Perform additional duties as assigned.

REQUIRED QUALIFICATIONS

· Minimum 5 years of recent Mechanical Estimating experience.

· Commercial mechanical construction experience required.

· Experience estimating HVAC, piping, plumbing, and/or related mechanical systems.

· Qualifying estimating experience must be within the United States; Arizona experience is strongly preferred.

· Strong understanding of commercial construction drawings, specifications, and contract documents.

· Ability to perform detailed material, equipment, and labor takeoffs.

· Strong knowledge of mechanical construction methods, materials, equipment, and installation requirements.

· Strong mathematical, analytical, organizational, and problem-solving skills.

· Ability to manage multiple estimates and deadlines simultaneously.

· Strong written and verbal communication skills.

· Proficiency with Microsoft Excel, Word, Outlook, Adobe Acrobat, and Bluebeam.

· FastEST estimating software experience strongly preferred.

· Must possess a valid driver's license and maintain an insurable driving record.

· No DUI/DWI convictions within the previous three years.

· Must be able to obtain and maintain an Arizona Fingerprint Clearance Card.

· Must be able to work 100% in-office in Phoenix, Arizona.

WORK ENVIRONMENT

This position is based at Midstate Mechanical’s Phoenix, Arizona office and requires regular collaboration with estimating, project management, purchasing, operations, and executive leadership.
