Community Manager - Artistry at Winterfield

Job Details Job Location: Artistry at Winterfield - Midlothian, VA 23113 Salary Range: $70,000.00 - $75,000.00 Salary/year Company Overview Capital Square Living (CS Living) is a property management company based in Richmond, VA. Summary The Community Manager handles the day-to-day operations of an assigned property, including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals. The role ensures compliance with CS Living policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other relevant laws and regulations governing multi-family housing operations. Primary Responsibilities Provide input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns. Meet targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports. Approve invoices from vendors, contractors and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, and coding charges to appropriate accounts. Manage communication between the vendor/contractor, accounting and the client/owner as needed. Control expenditures by staying within the approved budget and managing the balances of cash funds. Oversee the leasing process by approving prospective resident applications, discounts and renewal leases, conducting periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowable and stated in the terms of the lease. Gather, analyze and interpret current market and economic trends that may impact the property and implement short- and long-range marketing and leasing strategies to achieve the property’s occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints, questions and requests in a timely manner and taking appropriate action to resolve and address service issues. Ensure the property’s maintenance team members comply with the Company’s standards with respect to responding and completing resident service requests. Conduct regular property inspections and take appropriate actions to ensure that the physical aspects of the property, grounds, buildings and amenities meet established standards for safety, cleanliness and general appearance and appeal. Complete various accounting, financial, administrative, and other reports and perform other duties as assigned or as necessary. Knowledge and Skills Requirements High School diploma, GED, or related experience and/or training. Demonstrated management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists. Ability to read, write and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions about the property’s operation. Proficient in word processing, spreadsheet and database management programs to complete required reports and employment documents. Strong proficiency in using property management software (preferably Yardi and/or equivalent). Demonstrated mathematical skills necessary to add, subtract, multiply and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, budget and other fiscal reporting information. Work Hours Will normally work a Monday-Friday schedule with rotating weekends; hours may vary to meet the business needs of the property. Work Location Onsite at our properties. Team members work in an office environment, but also may have frequent exposure to outside elements where temperature, weather, odors and/or landscape may be unpleasant and/or hazardous. Routine local travel may be required to make bank deposits, attend training classes or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
