Superintendent (Live-In)

Job Description Seeking an experienced Live-In Superintendent to maintain the daily operations of a 337-unit apartment community in Toms River, NJ. This position is responsible to maintain and service the building facilities and tenant work orders. This is a full-time, onsite position offering a competitive salary, benefits, and a spacious apartment. Superintendent Responsibilities Respond to service requests from management and tenants such as appliance repairs, simple plumbing/electric repairs, painting, etc. Perform routine and preventative maintenance. Coordinate and assist with apartment turnovers, including working with outside contractors. Perform general maintenance repairs and tasks in a manner that is safe to self, residents, and staff. Organizational skills to prioritize service requests and general maintenance tasks. Maintain a preventative maintenance program that minimizes emergency repairs, service requests and the utilization of outside contractors. Special projects or additional duties assigned by Supervisor that are essential for property operations. Work with tenants and other staff members in a positive manner. The ability to diagnose problems and perform repairs in the following areas; Plumbing Electrical HVAC Appliance Repairs Sheetrock General Carpentry Painting and Compounding Ice/Snow Removal Requirements Must have 5+ years of experience in property maintenance, handling work orders and performing preventative maintenance. Available to be on calls during the weekdays and weekends as necessary to respond to emergency calls/work orders. Must have own tools and valid driver's license.
