The ability to communicate and manage multidisciplinary team, meet deadlines within a short time frame, and to strive to add value is also a must.SALARY RANGE: $185,000 - $210,000 annually (companywide)BENEFITS:Group medical, vision, and dental insurance, including a choice of two benefit plans - a PPO plan and a High Deductible/ Health Savings Account plan with company contribution to HSA.Company-paid short and long-term disability plans, group life insurance, and AD&D plans.Untracked/unmeasured vacation.Sick leave accrued at 1 hour of sick leave for every 30 hours worked with an annual carryover of 80 hours. 9 paid holidays each year.Paid parental leave.Annual discretionary bonus based on company profitability and your manager's assessment of your performance. A 401(k) savings plan under which BNB matches the first 3 percent of your deferral with a 100% match and the next two percent with a 50% match for a total matching contribution of 4% of your pay. You are immediately 100% vested in all contributions (including BNB match). We provide both traditional (pre-tax) and Roth (post-tax) contribution options. It's 100% company-funded and is invested in BNBuilders stock. You can participate in this long-term plan after you complete 1 year of service (with at least 1,000 hours).Vehicle/Vehicle allowance, fuel card, and toll pass.JOB RESPONSIBILITIES:InternalLead multiple projects simultaneously through preconstruction phase.Ensure well organized preconstruction process to resolve open items, maintain preconstruction schedule, continual budget review/notification and align project with goals of team.Present all preconstruction phases to teams with ability to clearly and concisely discuss project challenges while offering solutions.Develop conceptual cost models to assist owners and architects with preliminary planning.Owner / ArchitectPrepare preliminary estimates and studies during preconstruction, monitor design development cost trends in order to detect over-runs and potential problem areas.Participate in the value engineering process as a solution provider.Support business development in proposal presentations, aid in building client and Architect/Engineer relationships.Review and advise on assigned estimates prepared by other assigned estimators. Maintain current estimating records, studies, unit prices, etc.Manage design build projects to align scope with budget.Management of design team and clients integral to process.SubcontractorDevelop, manage, evaluate and award selection of design/build and design/assist trades. Review and maintain progress of trade partner through process of award to final design.Assist Project Managers in evaluating and analyzing subcontractor proposals.QUALIFICATIONS:Four-year college degree in engineering, construction management, architecture or similar.Minimum of eight years of vertical commercial building estimating experience.Experience in hospitality, higher education, mixed use, office and multi-family.Operations and field experience are a plus.Excellent computer skills, knowledge of On-Screen Take Off, iSqft, Bluebeam, and Proficiency in MS office suite.Extensive knowledge of key principles involved in bid preparations, including quantity survey procedures, sub-trade procurement, pricing and bid closing procedures.Ability to build an estimate without detailed plans and specifications.Ability to identify competitors and understand current local market conditions.Ability to identify risks associated with contract and project documents.Excellent oral and written communication skills.Ability to build relationship with owners, architects, engineers, subcontractors that lead to positive outcomes.Excellent team player and ability to manage and mentor estimators.PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
