We are seeking a Porter to work for our 280 unit Family Community in Sacramento, CA. The Porter will report to the Community Manager.  This is a non-exempt position with a Monday through Friday work schedule; some flexibility will be required to accommodate the occasional need to work overtime and weekends. We offer a competitive salary, depending on experience, starting at $22 - $24 per hour.  Valid Driver's License and reliable transportation required.

Essential Duties and Responsibilities:

The duties listed below are intended only as illustrations of the various types of work that could be performed. The omission of specific statements of duties does not exclude them from the position if the work is similar, related or a logical assignment to this position.  

• Walks the property on a frequent basis and removes litter, debris, and pet droppings from the grounds. Critical areas include all common areas, play equipment, vacant apartments and show units as well as all storage and maintenance areas.
• Maintains and communicate HAZCOM standards
• Keeps Safety Data Sheets current and readily accessible
• Maintains thorough knowledge of pertinent laws and EPA/OSHA regulations governing proper storage and management of hazardous materials including solvents, flammables, caustics, and refrigerants
• Checks and replace exterior lighting on a regular basis
• Constantly observes conditions throughout the community and immediately reports and/or initiates action to correct unsafe conditions
• Distributes resident communications, e.g. Upcoming events, pest control notices, and newsletters
• Maintains awareness of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts.
• Changes locks and/or making keys
• Performs interior and exterior painting duties
• Removes trash from vacated apartments. Assist with removal of abandoned resident belongings as directed
• Assists with various physical tasks as directed, e.g. tearing down fences, digging post holes, carrying abandoned sofas;
• Assists with make ready duties as directed
• Enjoys taking ownership and pride on projects and work tasks
• Approaches work in a logical and rational manner
• Quickly establishes rapport with others
• Adapts easily to new changes in the workplace and throughout the work

REQUIRED SKILLS:
· Knowledge and skill in the safe use and maintenance of wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc.
· Knowledge and skill in the safe use of moving aids such as wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, and full ladders

EXPERIENCE & EDUCATION:
· Cleaning experience is a must
· Inventory experience
· Experience in turning a unit
