Commercial Project Manager

Position Summary D. Clugston, Inc. is seeking an experienced Commercial Project Manager to lead the successful delivery of commercial construction projects from preconstruction through final closeout. This role is responsible for the overall planning, financial performance, contract administration, procurement, client communication, and execution of assigned projects. The Project Manager serves as the primary point of contact for owners, architects, engineers, consultants, subcontractors, and internal team members. Working closely with the Superintendent and Preconstruction Manager, this position ensures projects are completed safely, on schedule, within budget, and in accordance with the company's quality standards. Key Responsibilities Project Leadership Lead all phases of assigned commercial construction projects from preconstruction through project closeout. Provide leadership to Project Engineers, Superintendents, and project support staff. Develop project execution strategies that align scope, budget, schedule, and client expectations. Work closely with owners, architects, consultants, subcontractors, and internal teams to keep projects moving forward. Identify project risks early and implement proactive solutions. Preconstruction & Project Planning Collaborate with the Preconstruction Manager during budgeting, estimating, and project planning. Participate in design coordination meetings and constructability reviews. Review project documents to identify scope gaps, conflicts, and potential cost impacts. Assist in developing milestone schedules, procurement plans, and project logistics. Support subcontractor selection, scope reviews, and contract negotiations. Financial Management Develop and maintain project budgets and cost forecasts. Monitor project profitability and financial performance throughout construction. Review subcontractor invoices, supplier billings, and owner pay applications. Prepare monthly cost projections and financial reports. Manage project contingency and identify cost-saving opportunities. Negotiation and administer change orders with owners and subcontractors. Ensure accurate project cost coding and forecasting. Contract Administration Administer owner contracts, subcontract agreements, and purchase orders. Manage Requests for Information (RFIs), submittals, substitutions, and document control. Coordinate permit requirements, inspections, testing, and regulatory compliance. Maintain complete and organized project documentation. Ensure contractual obligations are fulfilled throughout the project lifecycle. Procurement Develop procurement schedules for subcontractors and long‑lead materials. Coordinate purchasing activities with the Superintendent and Purchasing Department. Monitor material fabrication and delivery schedules. Maintain strong relationships with subcontractors, suppliers, and manufacturers. Resolve procurement challenges before they impact construction activities Schedule Management Collaborate with the Superintendent to develop and maintain the master project schedule. Monitor schedule performance and identify potential delays. Develop recovery plans when necessary. Coordinate owner decisions, material deliveries, inspections, and subcontractor activities to maintain project milestones. Client Relations Serve as the primary company representative throughout the project. Maintain open and proactive communication with owners, architects, consultants, and stakeholders. Lead owner meetings and provide regular updates on schedule, budget, and project status. Build long-term client relationships through responsiveness, professionalism, and successful project delivery. Support business development by promoting repeat business and client satisfaction. Project Closeout Manage all closeout requirements, including warranties, as-built drawings, operation manuals, training, and final documentation. Coordinate final inspections and occupancy requirements. Ensure timely project turnover and successful completion of all contractual obligations. Conduct post-project reviews to identify lessons learned and opportunities for continuous improvement. Qualifications Required Minimum of 7 years of commercial construction project management experience. Proven success managing commercial projects from preconstruction through closeout. Strong knowledge of commercial construction methods, contracts, scheduling, and project controls. Excellent financial management, forecasting, and budgeting skills. Experience administering owner contracts and subcontract agreements. Demonstrated ability to manage multiple projects and priorities simultaneously. Excellent leadership, communication, negotiation, and organizational skills. Proficiency with Procore, Microsoft Office Suite, Bluebeam, and project scheduling software. Preferred Experience working for a design‑build commercial contractor. Experience with Sage Construction software. Knowledge of Microsoft Project or Primavera P6. Experience with amenity centers, clubhouses, municipal facilities, and other commercial projects. OSHA 30 Certification.
