Job Description Position Summary The Warehouse Maintenance Technician is responsible for maintaining a safe, reliable, and fully operational warehouse facility. This role oversees preventive maintenance, troubleshooting, repairs, vendor coordination, and documentation for heating, ventilation, and air-conditioning (HVAC) systems; conveyor and material-handling systems; dock equipment; building systems; and general warehouse infrastructure. The technician responds to urgent equipment and facility issues, minimizes operational downtime, and ensures maintenance work complies with company standards, manufacturer requirements, and applicable safety regulations. Essential Duties and Responsibilities HVAC systems: Monitor system performance; inspect filters, belts, thermostats, motors, drains, and controls; perform routine maintenance within the scope of training; identify deficiencies; and coordinate licensed service providers when required. Conveyor systems: Inspect, test, troubleshoot, and maintain conveyors, rollers, belts, bearings, guards, sensors, photo eyes, emergency stops, motors, and related controls. Correct minor faults and escape specialized electrical or mechanical repairs. Facility maintenance: Maintain doors, dock levelers, dock plates, seals, lighting, plumbing fixtures, racking protection, floors, walls, gates, fencing, fire doors, and other building components. Execute preventive and predictive maintenance schedules to reduce equipment failures, service interruptions, and unplanned downtime. Respond promptly to maintenance requests, equipment breakdowns, leaks, temperature-control issues, unusual noises, safety hazards, and other urgent facility conditions. Use lockout/tagout and other required energy-control procedures before servicing machinery or equipment. Maintain accurate work orders, inspection logs, preventive maintenance records, asset history, parts usage, service reports, warranties, permits, and vendor documentation. Coordinate, monitor, and verify work performed by HVAC, conveyor, electrical, plumbing, fire-protection, pest-control, waste, and general facility contractors. Maintain an organized inventory of spare parts, filters, belts, tools, supplies, and critical replacement components; communicate replenishment needs before stock is depleted. Conduct routine building and yard inspections, document findings, prioritize deficiencies based on safety and operational risk, and follow corrective actions through completion. Support maintenance of dock and material-handling equipment in coordination with approved technicians and equipment service providers. Assist with facility projects, equipment installations, layout changes, seasonal preparation, emergency response, and business-continuity activities. Maintain clean and orderly mechanical, electrical, maintenance, and storage areas. Communicate equipment status, downtime risks, repair progress, and return-to-service timing to warehouse leadership and affected operational teams. Perform other facility maintenance duties consistent with the employee’s training, authorization, and safe work practices. Safety and Compliance Follow all company safety policies and applicable federal, state, and local requirements, including OSHA-aligned practices, lockout/tagout, hazard communication, fall protection, ladder safety, electrical safety, and required personal protective equipment. Do not perform regulated electrical, refrigeration, fire-protection, structural, or other licensed work unless properly trained, certified, and authorized. Immediately report unsafe conditions, damaged guarding, compromised fire or life-safety systems, chemical spills, and equipment that cannot be safely operated. Place unsafe equipment out of service when appropriate, secure the affected area, and communicate operational restrictions until repairs are verified. Support internal inspections, external service visits, audits, corrective actions, and regulatory compliance activities. Qualifications High school diploma or equivalent. Two or more years of industrial, commercial, distribution-center, or warehouse facility maintenance experience. Working knowledge of mechanical systems, conveyor equipment, HVAC fundamentals, basic plumbing, and general building maintenance. Ability to read equipment manuals, preventive maintenance instructions, safety procedures, and basic mechanical or electrical diagrams. Ability to safely use hand tools, power tools, meters, ladders, and maintenance equipment appropriate to the role. Strong troubleshooting, organization, documentation, communication, and follow-through skills. Ability to work independently, prioritize competing maintenance needs, and respond effectively during equipment or facility emergencies. Basic computer skills for email, work-order systems, inventory records, spreadsheets, and vendor portals. Valid driver’s license if operation of a company vehicle is required. Preferred Qualifications and Certifications Technical or trade-school training in industrial maintenance, HVAC, electrical systems, mechanical systems, or a related field. Conveyor maintenance or industrial-mechanical certification. OSHA 10-hour or OSHA 30-hour training. Formal lockout/tagout, fall-protection, aerial-lift, forklift, or powered industrial truck training, as applicable. Experience with computerized maintenance management systems (CMMS) or electronic work-order platforms.
