We have an immediate need for a full‑time Assistant Property Manager to join our team at Parkstead Gouverneur , one United Group’s professionally managed multi‑family communities in Gouverneur, NY . To learn more about our property, please visit our website: Parkstead Gouverneur Marketing + Leasing Assistance Assists with preparing advertising and marketing materials Prepares regular market surveys Responsible for completing and distributing weekly and/or monthly sales reports Makes recommendations to improve marketing and leasing programs Tours visitors of the community Shows apartments to interested guests Encourages interested guests to apply for residency Leases apartments to qualified applicants Assists applicant with application process Closes sale of apartments Keeps units leased to meet or exceed budget Resident Management + Service Assists in all phases of rent collection process and rent manager program Reviews the Property complaint log to identify areas in need of remediation or assistance Plans, assists with, and supports on‑site resident events and programming Financial Reporting + Control Prepares all accounts payable for Property Manager's approval Prepares all month end reports for Property Manager's approval Assists in the preparation of the budget Reports on variances from budget Prepares all paperwork relating to move‑ins and move‑outs Administrative Assistance Inputs all data into computer system Prepares all necessary paperwork and items related for resident move‑ins and/or renewals Demonstrates the ability to handle emergencies that may arise on site Communicates all problems and makes recommendations to the Property Manager Maintaining Physical Asset Assists with performing follow‑up inspections of maintenance work orders Makes regular inspections of the property grounds, including all common hallways/areas, interior, and exterior spaces as needed Assists the Maintenance team by making recommendations for physical repairs, replacements, and/or improvements when identified and approved Recommends purchasing supplies, materials, equipment, and related items was needed and when approved Work Environment + Physical Demands May be exposed to outdoor spaces, service areas, or other environments, which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspects May be exposed to substances such as – paints, cleaning agents, chemicals, which may have various odors that may be considered irritants Frequent body movements may include lifting, moving, transferring, bending, stooping, squatting, and reaching Able to lift, push, pull, and/or carry objects weighing up to 50 pounds, unassisted, with twisting and turning of the torso, and stand or walk for prolonged periods of time Reasonable accommodation may be made to enable individuals to perform essential functions Job Overview + Requirements Job Type: Assistant Property Manager, Non‑Exempt - $20 per hour plus Bonus Program Work Hours: Full‑time; Monday – Friday, 8:30am – 5:00pm (evenings and weekends as needed for outreach programming or community events. Physical Requirements: Light lifting and carrying Travel: Ability to provide occasional support at the sister property in Philadelphia, NY. Required Education: Bachelors degree or related experience in Property Management. Required Experience: 2+ years of property management experience, specifically leasing and/or office administration. Working knowledge of Microsoft Office, Entrata and Canva preferred. Certifications: Professional designations, i.e. Certified Professional Manager (CPM), Accredited Residential Manager (ARM), or equivalent industry designation preferred. Qualities: Demonstrates integrity on a personal and professional level; Exceptional communication, sales, and negotiation skills; Ability to solve problems involving residents and challenging situations Benefits + Time Off Medical – Highmark BlueShield of Northeastern NY – 3 insurance plans with HSA options; eligibility 1st of the month following 30 days.
