This role leads maintenance activities, supports preventative maintenance efforts, ensures quality service delivery, and helps maintain compliance with company standards while providing exceptional resident service.Responsibilities:Serve as the primary point of contact between the maintenance team, property management, residents, and vendors.Lead by example while assisting with and overseeing the daily maintenance operations of the community.Ensure timely completion of work orders, unit turns, preventative maintenance, and resident service requests.Troubleshoot, repair, and maintain HVAC systems, appliances, plumbing, electrical systems, and other building components.Support the oversight of property appearance, safety, and curb appeal to ensure a positive resident experience.Assist with scheduling, training, and mentoring maintenance team members to ensure quality work and accountability.Maintain compliance with OSHA regulations and company safety policies and procedures.Monitor inventory levels, supplies, and equipment while helping manage maintenance expenses and budgets.Participate in after-hours emergency response and on-call rotations as required.Deliver exceptional customer service while maintaining a professional, positive, and solution-oriented approach.Qualifications:High school diploma or GED required.Minimum of 2+ years of multifamily, residential, commercial, or related maintenance experience preferred.Previous lead, supervisory, or team leadership experience preferred.HVAC Certification required.EPA Universal Certification strongly preferred.Working knowledge of HVAC systems, plumbing, electrical, appliance repair, and general building maintenance.Experience performing preventative maintenance, unit turns, and property inspections.Strong troubleshooting and problem-solving skills with the ability to prioritize multiple tasks.Excellent customer service, communication, and interpersonal skills.Ability to read, write, and perform basic mathematical calculations.Ability to lift and carry up to 50 pounds and perform physical tasks including standing, walking, climbing, stooping, and lifting throughout the workday.Valid driver's license and reliable transportation required.Ability to work a flexible schedule, including evenings, weekends, overtime, and on-call responsibilities as needed.Skills and abilities:To perform the job successfully, an individual should demonstrate the following competencies:Embodies Laramar's Core Values in daily interactions with residents, team members, vendors, and leadership.Demonstrates strong leadership skills and the ability to motivate, mentor, and support maintenance team members.Excellent verbal and written communication skills with a strong customer service mindset.Strong organizational skills with the ability to prioritize multiple tasks, manage deadlines, and maintain attention to detail.Ability to troubleshoot and solve maintenance issues efficiently while exercising sound judgment and decision-making.Demonstrates accountability, professionalism, and a positive attitude in a fast-paced environment.Ability to work independently while also collaborating effectively as part of a team.Proactively identifies property maintenance needs and recommends solutions to improve community operations and resident satisfaction.Maintains a strong commitment to workplace safety and compliance with company policies and OSHA standards.Proficient in the use of maintenance systems, mobile technology, and work order management platforms.Participates in and contributes to team efforts that support departmental and company goals.Supervisory expectations: This role has no supervisory responsibilities.Perks of the job:14 paid holidays (including your birthday!)Sundays offPaid 401k matchZero-dollar healthcare plan optionFlexible hours & PTOCompany-paid life insurancePaid short- and long-term disability insurancePhysical demands and work environment: (The phrases "occasionally," "regularly," and "frequently" correspond to the following definitions: "occasionally" means up to 1/3 of working time, "regularly" means between 1/3 and 2/3 of working time, and "frequently" means 2/3 and more of working time.)The work environment is the typical commercial property management environment.
