Community Manager - The Harrison

Job Summary This role manages the day-to-day operations of an assigned property, including team oversight, financial and operational goal attainment, and compliance with company policies and applicable housing laws. Responsibilities Provides input into the development of budget(s) for the property by analyzing financial statements, reviewing marketing information, and evaluating operational reports. Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted, making bank deposits, and preparing monthly financial status reports. Approves invoices from vendors and contractors, reconciles work performed, confirms validity of certificates of insurance, codes charges to the appropriate chart of accounts, and manages communication among vendor, accounting, and owner. Controls expenditures within the approved budget and manages the petty cash fund. Oversees lease enforcement: approves prospective resident applications, discounts, renewal leases, conducts periodic apartment inspections, follows notice requirements, evicts residents, and collects late fees. Gathers, analyzes, and interprets market and economic trends to implement marketing and leasing strategies that achieve occupancy and revenue goals. Promotes resident satisfaction and retention by responding to complaints and service requests in a timely manner and ensuring maintenance team compliance with company standards. Conducts regular property inspections to ensure physical aspects meet safety, cleanliness, and appearance standards. Supervises property staff by interviewing, hiring, orienting, training employees, and managing performance in line with company policies. Assists in managing the client/owner relationship by meeting owners, conducting property tours, providing performance updates, and responding to owner requests. Completes accounting, financial, administrative reports, and other duties as assigned. Qualifications Bachelor’s degree in Business Management, Real Estate, or related field (preferred). 4–6 years of relevant experience in property management, sales, marketing, and customer service for apartment communities. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, capable of working independently and collaboratively. Specialized Skills All required state and local licenses and certifications. Valid driver’s license for golf cart operation; ensure on‑site staff scheduled to drive golf cart have valid licenses. Proficiency in internet, word processing, spreadsheet, and database management programs. Strong proficiency with property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage team members, including maintenance specialists. Travel / Physical Demands Office work with frequent exposure to outside elements; must access all exterior and interior areas of the property and amenities. Ability to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Routine local travel may be required for bank deposits, training, outreach events, or other necessary daily responsibilities. Additional Compensation Eligibility to participate in quarterly or annual bonus programs for corporate positions based on individual and company performance. Eligibility to participate in weekly, monthly, and quarterly bonus programs for onsite property positions. Benefits Competitive medical, dental, vision, disability, and life‑insurance benefits.
