Entitlements Director

Director of Entitlements – Jacksonville, FL

A large production homebuilder is seeking a Director of Entitlements to lead entitlement strategy and approvals across the Jacksonville market. This person will manage projects from due diligence through zoning, permitting, and approvals while working closely with land acquisition, development, engineering, municipalities, and outside consultants.

Responsibilities:

• Lead entitlement strategy for new land opportunities
• Manage zoning, permitting, plats, approvals, and municipal processes
• Work closely with local jurisdictions, engineers, attorneys, and consultants
• Support land acquisition with feasibility, timelines, and risk assessment
• Present at public meetings and help move projects through approval

Requirements:

• Strong entitlements experience within homebuilding or residential development
• Knowledge of Jacksonville/Northeast Florida municipalities preferred
• Experience with zoning, land use, permitting, and public approvals
• Strong communication and project management skills
• Leadership experience preferred
