Building and Grounds Technician

Overview The Building and Grounds Technician is an integral member of the Facilities Team. Through direction from the Building and Grounds Superintendent, the BGT supports everyday operations by maintaining the interior and exterior of Contec's facilities located in the Spartanburg, SC (South Carolina) area. Primary responsibilities will be to electrically and mechanically support, maintain and/or repair much of the facilities safety processes, fire and environmental protection systems and processes, utilities, building equipment and infrastructure. This position will work with the maintenance personnel, contractors, and their employees to ensure that Contec’s facilities, utilities and grounds are regularly maintained, keeping in good working order to project a safe, clean, and professional appearance. Responsibilities Performs Preventative Maintenance on Facilities support equipment and mechanical equipment through adherence to PM Program. Daily monitoring of the building automation system (SCADA) for a proactive stance on equipment malfunctions and overview of performance of the facilities. Regularly inspects buildings and grounds for appearance, cleanliness, and security. Performs and documents all required inspections and assigned maintenance, and maintains records as required. Troubleshoots moderately complex electrical and mechanical systems for malfunctions. Assures that tools and ancillary maintenance equipment are kept in working order through periodic inspection. Prioritization of daily workflow for optimizing efficiency. Remediates any ice or snow accumulation on walkways, paths, or parking lots. Participates and works within ISO 9001-2015 quality standards guidelines in accordance with Contec’s quality goals. Others may be assigned. Qualifications/Requirements High School diploma or GED, plus 3 or more years of experience working in facilities maintenance and housekeeping and/or experience in electro-mechanical maintenance. Specific areas of knowledge include: Basic technological comprehension: computer literacy, cell phone capable, etc. Basic understanding of motors and drive systems: chain, sprocket, belt, pulley bearings, etc. Water systems – RO / DI / HVAC & Boiler Treatment Compressed air systems - pneumatic valves & actuators, daily inspections, and safety tests Boiler & Steam systems - daily inspections and safety test Understanding of hydraulic systems Basic HVAC service experience and diagnostic capabilities Basic comprehension of HMI / SCADA systems Understanding of AC / DC circuits and motor systems- ability to troubleshoot and repair Ability to read and interpret wire diagrams and schematics for diagnostics and troubleshooting Physical Demands The physical demands described here are representative of those that must be met by an associate to successfully perform the essential functions of this job. The associate in this role remains in an active position while working 75% of the time and regularly needs to move about in the office and on the production floor of the 3 local Spartanburg sites. The associate frequently will visit the production floor and utilities spaces to observe equipment and operations. They frequently must position themselves to observe, maintain, or investigate equipment from different perspectives and may ascend/descend a ladder or scissor lift to perform this duty. Observation of the equipment requires vision abilities including close vision, color vision, and ability to adjust focus. While performing the duties of this job, the associate is frequently required to talk or hear as well as diagnosis equipment issues by listening to sounds. The associate frequently must lift and/or move up to 50 pounds of equipment or supplies. The associate must also effectively be able to utilize a variety of powered and manual hand tools. This position requires the person to regularly perform their job in a variety of indoor and outdoor applications across the three (3) local facilities in the Spartanburg area during all seasons. All plants are partially air conditioned. Frequently, they will be required to work in a manufacturing environment where the noise level is loud and PPE will be required (safety eye protection, steel-toe footwear, and hair covers). While in the manufacturing environment, they will occasionally be exposed to moving mechanical parts, electrical hazards, liquid chemicals, and fumes from the manufacturing process. Regularly this position will be required to observe equipment outside the facility where the associate will be exposed to uncontrolled environments such as heat, cold, humid, or wet conditions. When not directly supporting hands-on efforts, the associate will be in an air-conditioned open office setting.
