Commercial Construction Superintendent Level 1

Position Summary

CAET Project Management is seeking a motivated Commercial Construction Superintendent I to join our field operations team. This is an entry-level developmental position designed for individuals who have gained some exposure to commercial construction and are ready to build that experience into a career in commercial construction management.

We are not necessarily looking for an experienced Superintendent. We are looking for someone who understands the commercial construction environment, enjoys working in the field, is eager to learn, takes initiative, and wants the opportunity to develop into a successful Commercial Construction Superintendent.

Relevant experience may come from many different paths within commercial construction. Candidates may have worked for a general contractor as an Assistant Superintendent, Project Engineer, Field Engineer, General Laborer, or may have gained their experience working within a commercial construction trade such as electrical, plumbing, HVAC, framing/drywall, concrete, sitework, utilities, or similar disciplines. Previous job titles are less important than having meaningful commercial construction experience and a desire to learn and grow.

The Superintendent I will initially work alongside and under the direction of an experienced Superintendent II or Superintendent III, participating in the day-to-day management of active commercial construction projects. Through hands-on experience, coaching, and progressively increasing responsibility, the Superintendent I will learn how CAET plans, coordinates, documents, and executes projects from mobilization through closeout.

Position Overview

CAET Superintendent I employees are developing field construction professionals who learn by actively participating in the daily execution of commercial construction projects.

This is not an office-based training position. Superintendent I employees will work on active construction sites alongside experienced CAET Superintendents and Project Managers. They are expected to be engaged in the work, ask questions, learn construction sequencing and field coordination, understand how the various trades interact, and progressively develop the judgment necessary to identify and solve problems in the field.

Initially, the Superintendent I will assist an experienced Superintendent with subcontractor coordination, project scheduling, inspections, jobsite logistics, safety, quality control, daily reporting, project documentation, and communication with the Project Manager. Responsibilities and decision-making authority will increase as the employee demonstrates knowledge, reliability, initiative, and sound judgment.

The goal is not for a Superintendent I to arrive knowing how to independently run a commercial construction project. The goal is to identify individuals with the right foundation, work ethic, aptitude, and desire to learn, and provide them with the experience and mentorship necessary to become successful Commercial Construction Superintendents.

Key Responsibilities

• Assist with coordinating daily field activities, subcontractors, vendors, materials, equipment, and deliveries.
• Learn to develop and maintain short-term look-ahead schedules and understand how field activities affect the overall project schedule.
• Monitor subcontractor progress and identify potential delays, manpower concerns, and sequencing conflicts.
• Develop proficiency in reading and interpreting construction drawings, specifications, RFIs, submittals, and other project documents.
• Participate in quality-control inspections and monitor subcontractor compliance with project plans, specifications, safety requirements, and assigned scopes.
• Assist with coordinating inspections and ensuring work is prepared and ready for inspection.
• Participate in subcontractor coordination meetings and daily project planning.
• Maintain accurate daily reports, progress photographs, manpower information, delivery records, and other required field documentation.
• Develop the ability to recognize field conflicts and constructability concerns and work with the Superintendent and Project Manager to develop solutions.
• Assist with punch-list completion, turnover, and project closeout.
• Accept increasing responsibility for specific trades, activities, and portions of the project as knowledge and capabilities develop.

What We’re Looking For

• Previous experience or meaningful exposure to commercial construction through a general contractor, subcontractor, or commercial construction trade.
• Relevant backgrounds may include Assistant Superintendent, Project Engineer, Field Engineer, General Laborer, Foreman, Lead, Apprentice, Journeyman, or similar commercial construction positions.
• Basic understanding of commercial construction sites, building trades, safety practices, and construction sequencing.
• Strong desire to build a long-term career in commercial construction management.
• Eagerness to learn, ask questions, accept coaching and feedback, and progressively take greater responsibility.
• Strong work ethic, reliability, accountability, initiative, and willingness to take ownership.
• Strong communication and organizational skills and the ability to work effectively with subcontractors, vendors, inspectors, coworkers, and project management.
• Comfortable working in a fast-paced, hands-on field environment where priorities may change quickly.
• Basic computer skills and willingness to learn Microsoft Office, Teams, Outlook, scheduling software, and CAET's construction technology platforms.
• Restaurant/QSR, retail, fuel/convenience, tenant improvement, remodel, or other fast-paced commercial construction experience is a plus but not required.
• Residential-only construction experience does not meet the experience requirements for this position.

Qualifications

• Previous hands-on experience or meaningful exposure to commercial construction is required. Experience may have been gained working for a commercial general contractor, subcontractor, or construction trade.
• Previous Superintendent experience is not required.
• High school diploma or equivalent.
• Basic understanding of construction jobsite practices and safety.
• Ability and willingness to learn construction drawings, specifications, schedules, and project documentation.
• Strong work ethic, reliability, communication skills, and willingness to accept coaching and increasing responsibility.
• Valid driver's license and reliable transportation to project sites throughout the greater DFW/North Texas area.

Preferred Experience

• Relevant backgrounds may include Assistant Superintendent, Project Engineer, Field Engineer, General Laborer, Foreman, Lead, Apprentice, Journeyman, or similar commercial construction positions.
• Trade experience in commercial electrical, plumbing, HVAC, framing/drywall, concrete, sitework, utilities, roofing, or other commercial building trades is welcomed.

Physical Requirements

• Must have the ability to sit or stand for prolonged periods at construction sites
• Must have accurate vision (with or without correction).
• Must have the ability to climb and maintain balance on ladders and scaffolding.
• Must have the ability to stoop, kneel, crouch, crawl.
• Must have the ability to tolerate adverse working conditions (rain/snow/extreme temperatures, etc.).
• Must have the ability to tolerate exposure to dust, dirt particles, fumes, etc.
• Must have the ability to work at heights.
• Must have the ability to carry objects weighing 50-100 lbs.
• Must have the ability to hear audible warning sounds.

Compensation

• Initial Salary Range: $55,000 - $70,000 annually
• Compensation review following successful completion of first project
