Facilities Specialist

Sanctuary Condominium is a premier waterfront residential community on Longboat Key, Florida, and we take great pride in the quality and appearance of our amenities. We are seeking a reliable, energetic, and hospitality-minded individual to serve as our Groundskeeper / Facilities & Amenities Attendant.

This is a hands-on, outdoor role that spans the full scope of our property amenities — from maintaining our Har-Tru clay tennis courts and manicured grounds to assisting residents with pool and beach setup and performing light maintenance tasks as needed. The ideal candidate is a self-motivated team player who takes genuine pride in their work, communicates warmly with residents, and thrives in a fast-paced outdoor environment.

Tennis Court Maintenance

• Water, roll, drag, and brush Har-Tru clay courts daily according to the Association’s written maintenance protocol.

• Monitor court moisture levels and adjust irrigation schedules based on weather and seasonal conditions.

• Perform post-rain recovery procedures including rolling and dragging courts to restore playable conditions promptly.

• Inspect lines, net posts, and court surfaces for wear and report issues to the property manager.

• Apply Har-Tru material to worn areas as directed; maintain on-site material inventory.

• Maintain all court equipment including rollers, drag mats, brooms, and squeegees in clean working order.

Grounds Maintenance & Appearance

• Conduct daily property patrols to collect litter, debris, and any items left behind by residents or guests throughout all common areas.

• Remove and dispose of debris from pool decks, beach access areas, walkways, parking areas, and landscaped zones.

• Monitor and report any damage, vandalism, hazards, or maintenance needs observed during patrols.

• Maintain the appearance of all outdoor common areas to the high standards expected by our residents.

Pool & Beach Amenities

• Set up and take down pool and beach furniture daily, including lounge chairs, umbrellas, and beach equipment, according to Association standards.

• Ensure pool deck areas are clean, organized, and inviting for residents at all times.

• Assist residents courteously with beach and pool amenity requests.

• Report any pool equipment issues, safety concerns, or supply needs to the property manager promptly.

• Rinse and store beach and pool furniture and equipment properly at the end of each day.

Cleaning & Sanitation

• Clean and sanitize common-area restrooms, outdoor showers, and amenity spaces as scheduled.

• Wash down pool deck surfaces, walkways, and outdoor furniture regularly.

• Empty exterior trash receptacles daily and replace liners; transport waste to designated disposal areas.

• Maintain cleanliness of storage areas, equipment rooms, and supply closets.

Light Maintenance & Repairs

• Perform basic maintenance tasks such as replacing light bulbs, tightening fixtures, lubricating hinges, and minor touch-up painting.

• Assist licensed contractors and maintenance professionals as needed during scheduled repairs or service visits.

• Report any issues beyond the scope of minor repairs to the property manager with a clear description of the problem.

• Maintain an organized inventory of commonly used supplies and tools; notify management when restocking is needed.

Resident Relations & Hospitality

• Greet residents and guests warmly and professionally at all times.

• Respond to resident requests and questions with a helpful, courteous, and solution-oriented attitude.

• Represent Sanctuary Condominium with professionalism, discretion, and a genuine commitment to resident satisfaction.

Required

• Bilingual preferred: in both English and Spanish (spoken and written) — for communicating with all members of our team and resident community.

• Strong hospitality background with a demonstrated commitment to exceptional service and resident satisfaction.

• Proven strong work ethic; punctual, dependable, and self-directed with minimal supervision needed.

• Ability to lift, carry, and move items weighing up to 50 lbs consistently throughout the workday.

• Ability to work outdoors in Florida’s climate year-round, including heat, humidity, and occasional inclement weather.

• Physical stamina to perform active, on-your-feet duties for the duration of each shift.

• Valid Florida driver’s license and clean driving record (may be required to operate property vehicles or equipment).

• Ability to pass a background check and drug screening.

Preferred

• Prior experience maintaining Har-Tru or clay tennis courts.

• Experience working in a luxury condominium, resort, hotel, or similar hospitality or residential property setting.

• Basic maintenance or facilities skills (plumbing, electrical, carpentry) — a plus but not required.

• Familiarity with irrigation systems and basic troubleshooting.

• CPR / First Aid certification (or willingness to obtain upon hire).

This position requires sustained physical activity in an outdoor environment. Candidates must be able to:

• Stand, walk, bend, kneel, and crouch for extended periods throughout each shift

• Lift and carry up to 50 lbs consistently; occasional lifting up to 75 lbs with assistance

• Push and pull equipment including water-ballast rollers (up to 700 lbs when full), carts, and furniture

• Work outdoors in direct sunlight and Florida summer heat and humidity

• Perform repetitive motions including raking, sweeping, dragging, and rolling

• Schedule: Full-time; typically Saturday-Wednesday with weekend coverage required during peak season (November through April). Early morning start times are standard.

• Compensation: Competitive hourly rate commensurate with experience. Benefits package available.
