Senior Lease Administrator

Legal/Real Estate Position

As part of Legal/Real Estate, support Family Dollar's existing and growing portfolio of stores by:

• Drafting and managing critical lease documentation, including lease amendments, renewals and extensions, notices of non-renewal, tenant estoppels and SNDAs, and ancillary real estate agreements.
• Providing accurate interpretation and management of lease documentation, including abstraction of leases and amendments for the timely and accurate payment of rent and other financial obligations.
• Performing timely substantive research related to Family Dollar's leases to maximize Family Dollar's rights and ensure compliance with lease obligations by landlord and tenant.

Principal Duties and Responsibilities

• Consult with Real Estate Portfolio Managers as required to confirm that the documentation accurately reflects negotiated business arrangements.
• Complete diligence necessary to prepare and review tenant estoppel certificates/SNDAs ensuring timely compliance with lease obligations.
• Abstract all original leases and lease related documentation and enter required critical information into the Company's lease management and financial reporting system.
• Research reported lease violations coordinate response with business partners and prepare notices of rent modification to landlord and lease accounting.
• Research and interpret lease documentation as requested.
• Process requested vendor changes by obtaining and reviewing supporting documentation, including deeds, assignments of leases and rents, management and/or operating agreements, and W-9s.
• Other projects assigned.

Minimum Requirements/Qualifications

• 3 to 5 years of relevant experience
• Bachelor's degree (BA/BS/BFA) or equivalent
• Excellent computer skills, including Microsoft Word and Excel
• Experience with lease administration, preferably commercial lease administration
• Independent, detail-oriented self-starter
• Excellent oral and written communication skills, ability to draft and edit legal documents using proper grammar and punctuation
• Strong time management skills with the demonstrated ability to juggle multiple tasks and prioritize work, adapt and respond to changing priorities with a sense of urgency
• Ability to research and resolve lease related issues with a minimum of supervision
• Able to work as a positive member of a team, emphasizing professionalism and courtesy

Desired Qualifications

• Prior lease administration/property management/auditing experience/ legal background preferred
