Director of Property Management

A well-established commercial real estate organization is seeking a Director of Property Management to oversee its property management team and help drive the continued development of property operations, processes, and standards. This role requires a strong understanding of commercial properties across industrial, retail, and office environments, along with experience overseeing building systems, maintenance, and construction-related projects. In addition to leading the property management function, this individual will maintain direct management responsibilities for a diverse portfolio of commercial assets. Key Responsibilities Provide leadership, direction, and oversight to property managers and maintenance personnel Manage and continuously improve property management procedures, systems, and operating processes Oversee the day-to-day management and operations of assigned commercial properties Maintain strong tenant relationships and address tenant concerns and issues in a timely manner Conduct regular property and site inspections and provide appropriate follow-up and reporting Evaluate maintenance, repair, and improvement projects, including developing scopes of work, evaluating costs, and identifying opportunities for value engineering Oversee contractors and vendors performing repairs, maintenance, tenant improvements, and other construction-related work Negotiate, manage, and administer service agreements and vendor contracts Develop and maintain productive relationships with key vendors and service providers Assist with property budgets, expense management, budget controls, and financial oversight Review financial reporting and monitor property income and expenses Oversee common area maintenance and real estate tax billings, including related reconciliations Support leasing activities and coordinate with leasing personnel on property-level needs and short-term leasing initiatives Assist with rent collection efforts and coordinate with appropriate parties regarding delinquency and related legal matters Coordinate emergency response efforts and address urgent property issues as needed Support property marketing initiatives and other activities designed to enhance asset performance Develop and mentor property management and maintenance personnel Establish and maintain relationships with relevant municipal officials and local government contacts, including building department personnel, township management, and public safety officials Perform additional responsibilities and special projects as needed Qualifications Bachelor’s degree from an accredited four-year institution or equivalent combination of education and professional experience Significant experience in commercial property management and operations Strong working knowledge of industrial, retail, and office properties Experience with building systems, maintenance programs, contractor oversight, and construction projects Strong understanding of property-level budgeting, financial reporting, and expense management Comfortable working independently while also leading and collaborating with a broader team Decisive, hands-on management style with the ability to prioritize and resolve issues effectively Ability to work outside of normal business hours, including occasional weekends, when property needs require Approximately 25% travel throughout the portfolio should be expected View the full list of our open positions here: Main Line Search Job Openings #J-18808-Ljbffr Main Line Search
