Job Overview: The Digital Marketing Specialist at Park Square Homes executes the entire digital footprint centrally across all brands — paid media, SEO, GEO (Generative Engine Optimization), AEO (Answer Engine Optimization), brand-level social platforms, email/drip campaigns, website management, and performance analytics. Reporting directly to the VP of Marketing, this is a hands-on, platform-fluent execution role: the VP retains strategic direction, budget approval, and leadership reporting for the digital function, while this role owns getting the work done, day in and day out, across every channel. This is a true execution-ownership role for a data-driven, hands-on digital marketer who wants to run the channels directly rather than manage someone else running them. Key Responsibilities: Paid Media & Performance Marketing Execute paid media campaigns across Google Ads, Meta Ads, and other relevant platforms for all Park Square Homes brands, optimizing cost-per-lead, cost-per-acquisition, and conversion rate. Manage paid media spend within budgets approved by the VP of Marketing; flag any need for budget changes promptly and with supporting data. Monitor, track, and report performance and attribution across all digital channels on a regular, reliable cadence. Identify and recommend emerging digital channels, tools, and AI-powered marketing technologies for the VP of Marketing's consideration. SEO, GEO, AEO & Website Execute SEO strategy across all Park Square Homes brands — technical SEO, on-page content optimization, and local search performance. Own GEO (Generative Engine Optimization) and AEO (Answer Engine Optimization) execution, positioning Park Square Homes content to surface accurately in AI-generated answers, search summaries, and emerging AI search experiences. Maintain and update website content, structure, and technical health on an ongoing basis. Social & Email/Drip Execution Execute brand-level social media content scheduling, posting, community engagement, and paid social campaigns across every brand, aligned with each brand's identity and audience. Build and manage email and drip campaigns, including list segmentation, automation workflows, deliverability monitoring, and performance optimization. Build and maintain performance dashboards using GA4, Google Ads, Meta Ads Manager, and SEO platforms, delivering clear and accurate results to the VP of Marketing on a regular cadence. Handle day-to-day communication with digital vendors and ad platforms; elevate contract terms or performance concerns to the VP of Marketing. Maintain accurate, current records of digital marketing spend across all brands, ready for leadership review at any time. Apply AI tools and automation to improve campaign efficiency, audience targeting, content personalization, and reporting accuracy across all digital channels. Proactively identify opportunities to reduce manual workload through AI-assisted workflows and recommend tools that improve output quality. Qualifications: Minimum of 3 years of experience in digital marketing, with hands-on execution across paid media and SEO, and at least one of social or email marketing. Deep, hands-on knowledge of Google Ads, Meta Ads Manager, GA4, and SEO — this is a platform-fluent, execution-first role, not a strategy-only position. Google Ads certification required; Meta certification strongly preferred. Familiarity with GEO/AEO practices, or a demonstrated ability to quickly learn and apply emerging AI-search optimization techniques. Demonstrated understanding of AI tools and their practical application in digital marketing execution. Strong analytical skills with the ability to build and maintain clear, accurate performance dashboards. Comfortable executing within an approved budget and escalating decisions appropriately, rather than owning budget-setting independently. Experience with website CMS platforms; comfortable making content updates and basic structural changes. Portfolio or work samples demonstrating hands-on execution across paid, SEO, social, and email channels required. Background in homebuilding, real estate, or a related industry preferred but not required. Mastery of paid digital channels — Google Ads and Meta Ads in particular — with the ability to build, manage, optimize, and report on campaigns independently and at a high level of platform fluency. Execution-first mindset: thrives on doing the work directly — managing campaigns, updating content, building reports, and running channels — rather than directing others to do it. AI fluency — a genuine working knowledge of how AI tools are reshaping digital marketing, including GEO and AEO, and the ability to apply them practically to improve execution quality and efficiency. Strong organizational skills with the ability to manage multiple brands, channels, and campaigns simultaneously without losing accuracy or missing deadlines. Clear, concise communication with the VP of Marketing — delivering accurate performance data, flagging issues early, and escalating decisions that require VP-level input without overstepping the role’s scope. Self-motivated and accountable — someone who takes full ownership of daily execution across every digital channel and consistently delivers without needing close supervision. Physical Requirements: Frequent use of a computer, monitors, and standard office equipment for extended periods of campaign management, reporting, and platform execution. Ability to sit and work at a desk for extended periods while managing multiple digital platforms simultaneously. Occasional travel between Park Square Homes office locations and community sites as needed.
