Job Title: Facilities Technician 4 Job Description
The Facilities Technician 4 plays a key role in operating, maintaining, troubleshooting, and repairing a wide range of facility systems and equipment in a modern manufacturing environment. This position requires journeyman-level expertise in at least one core trade—Electrical, HVAC, or Plumbing—combined with broad technical proficiency across multiple disciplines. You will focus on ensuring optimal energy efficiency, safety, and reliability of building systems through proactive maintenance, accurate diagnostics, and thorough documentation. The role offers weekday first or second shift options, with flexibility in scheduling as business needs require.
Responsibilities- Operate, maintain, troubleshoot, and repair facility systems and equipment with a focus on Electrical, HVAC, and Piping/Plumbing while supporting other building systems as needed.
- Master HVAC fundamentals, including system components, electrical wiring, and refrigerant handling, and diagnose and repair malfunctions to restore proper functionality.
- Analyze complex system issues using Building Automation Systems (BAS), blueprints, schematics, pressure readings, and airflow measurements to accurately identify root causes of problems.
- Execute comprehensive preventive maintenance programs for HVACR and chiller systems, ensuring appropriate tools, equipment, and materials are mobilized for optimal performance.
- Perform systematic troubleshooting techniques to determine equipment problems and implement efficient repairs that minimize operational downtime and disruptions.
- Maintain electrical systems, including low and medium voltage power distribution and lighting systems, while ensuring compliance with applicable safety standards and best practices.
- Install, repair, and maintain plumbing systems, including piping and fixtures, and perform preventive maintenance on automatic doors, gates, material handling equipment, fire safety systems, and emergency eyewash stations.
- Conduct daily building system start-up procedures for fire pumps, water heaters, boilers, elevators, compressors, and other critical facility equipment.
- Complete miscellaneous facility repairs such as painting, carpentry, hardware maintenance, and general building upkeep to maintain a safe, clean, and efficient environment.
- Utilize CMMS and PM software programs to schedule, document, and track preventive and corrective maintenance activities, ensuring accurate records and work order completion.
- Monitor and evaluate rooftop unit (RTU) performance through Building Automation Systems, making adjustments and repairs to improve efficiency and reliability.
- Read and interpret drawings, written work orders, sketches, blueprints, and technical manuals to plan and execute maintenance and repair tasks.
- Respond to emergency conditions and work at an accelerated pace when required to stabilize building systems and restore normal operations.
- Follow all safety procedures and guidelines, including proper handling of refrigerants and adherence to fire safety and electrical safety standards.
- Communicate effectively with team members and other stakeholders regarding system status, maintenance needs, and repair progress.
- Remain open to additional responsibilities and flexible scheduling as business needs evolve, supporting a variety of facility maintenance tasks as required.
- Journeyman-level technical expertise in at least one core trade: Electrical, HVAC, or Plumbing, with a minimum of 5 years of facilities maintenance experience.
- High school diploma or GED equivalent combined with two years of trades schooling in electrical system design, refrigeration, and HVAC.
- Certification as a Universal Technician for CFCs, with demonstrated knowledge of refrigerant handling and related safety practices.
- At least 4 years of related work experience in a commercial, industrial, or manufacturing environment, focusing on HVAC, plumbing, electrical systems, and general building maintenance.
- Minimum of 2 years of experience utilizing CMMS and preventive maintenance (PM) software programs to manage work orders and maintenance schedules.
- Minimum of 2 years of experience working with Building Automation Systems (BAS), including monitoring and evaluating RTU performance.
- Strong technical proficiency in facility maintenance, including HVAC, refrigeration, chillers, boilers, electrical systems, plumbing, carpentry, mechanical systems, lighting, painting, and fire safety systems.
- Ability to perform systematic troubleshooting on complex building systems to quickly identify issues and implement effective repairs.
- Capability to read and interpret drawings, blueprints, sketches, written work orders, and technical manuals to guide maintenance and repair activities.
- Ability to perform heavy lifting up to 50 pounds and work safely with tools, equipment, and building systems.
- Ability to work at an accelerated pace in emergency conditions while maintaining safety and quality standards.
- Strong communication skills to coordinate with team members and convey technical information clearly.
- Experience in a manufacturing or industrial facility environment, particularly with advanced building systems and production-related equipment.
- Advanced troubleshooting abilities in building automation systems and other complex facility systems.
- Broad experience in facilities maintenance, including building maintenance, mechanical systems, carpentry, lighting, painting, preventive maintenance, boilers, refrigeration, chillers, BAS, and fire safety systems.
- Proficiency in using tools, test equipment, and measurement devices for diagnostics, such as pressure gauges, airflow meters, and electrical testing instruments.
- Strong attention to detail and commitment to maintaining accurate maintenance records and documentation in CMMS and other systems.
- Ability to work independently and as part of a team, managing multiple tasks and priorities in a fast-paced environment.
- Comfort working on first or second shift schedules, with flexibility to support business needs.
- Valid driver’s license.

Work EnvironmentThis role is based in a new, advanced manufacturing facility dedicated to producing sophisticated technology for government use. The environment is modern and well-maintained, with free onsite parking available for employees. You will work Monday through Friday on either first or second shift, with the specific shift determined based on your availability. The facility relies on a wide range of building systems and technologies, including HVACR systems, chillers, boilers, rooftop units, Building Automation Systems, electrical power distribution, lighting, plumbing, fire safety systems, automatic doors and gates, material handling equipment, and emergency eyewash stations. Work involves both routine preventive maintenance and responsive repairs, sometimes in emergency conditions requiring an accelerated pace. You will regularly use CMMS and PM software to manage work orders and maintenance schedules, and you will handle tools, test equipment, and materials appropriate to electrical, mechanical, HVAC, and plumbing tasks. The setting is industrial and manufacturing-oriented, with an emphasis on safety, reliability, and adherence to technical procedures, and attire should be appropriate for a hands-on facilities maintenance role in a production environment.

Pay and BenefitsThe pay range for this position is $38.00 - $41.00/hr.
