Leasing Agent Position

Wisconsin Management Company is looking for a part time Leasing Agent to join the team at Langdon Hall, Nichols Station, Park House, and Cardinal Apartments located in Madison, Wisconsin. This position is ideal for an individual with demonstrated customer service and successful sales experience!

The Leasing Consultant is responsible for assisting in the operations of their assigned property to maximize its financial returns in accordance with the owner's objectives, and to ensure that all residents are provided with a clean, safe and well-maintained community.

Principal Duties

1. Marketing & Leasing
2. Recommend and assist in preparing marketing and advertising programs, monitoring program effectiveness
3. Maintain a working knowledge of the property market through market study and analysis; recommend ideas to remain competitive
4. Respond to leasing inquiries and conduct showings of apartments in accordance with company policies and Fair Housing requirements
5. Ensure apartment models and vacancies are ready for showings and move-ins
6. Effectively communicate property features and amenities to prospects
7. Process application paperwork in accordance with company policies and Fair Housing requirements
8. Assist in coordinating and processing of all lease and move-in paperwork, the collection of rents and all delinquency matters
9. Assist in the preparation of all weekly and monthly stat reporting

Administrative

• Answer phone and schedule showings and appointments
• Assist Property Manager in resident relations
• Distribute company or community-issued notices
• Assist in generating, distributing and monitoring renewal notices and follow-up with residents accordingly
• Maintain necessary records of all financial matters
• Adhere to all appropriate accounting policies, including, but not limited to, use of account numbers, daily income requirements, expense requirements, accounts payable restrictions and other special accounting items
• Maintain relationships with vendors, suppliers, and professionals servicing the company and/or property

Other

• Represent the company in a professional manner at all times
• Maintain working knowledge of the computer and company software.
• Record all resident correspondence as necessary.
• Maintain a working knowledge of all fair housing laws, its policies and practices and be fair and consistent in upholding these and all company policies
• Perform other duties as assigned by Supervisor

Skills/Qualifications

• Sales experience, real estate experience preferred.
• Working knowledge of personnel, leasing, marketing, and resident retention policies and programs
• Good human relations skills and the ability to work well with others
• Excellent oral and written communication skills
• High School diploma or equivalent
• Proficiency with PC systems and Microsoft Office software
• Ability to work in leasing management software (experience with Yardi preferred)
• Required to hold a valid driver's license, have a reliable work vehicle and maintain current vehicle insurance.
