Also responsible for maintaining the property assets. This position is considered an essential function to the operation of the community therefore, consistent attendance is an essential function of this position, as it directly impacts the employees ability to perform their duties effectively and ensures proper workflow and communication within the team./ppPrimary Duties and Responsibilities:/pulliAbides by Fair Housing Laws./liliSupervises and participates on-site in the general maintenance and repairs of the properties assigned, including heating and air conditioning units, plumbing, electrical repairs, mechanical repairs, appliance repairs, painting, carpeting, carpentry work, window repairs, and grounds maintenance./liliOrganizes all turnover activities and preventive maintenance work; prioritizes work from work orders./liliOrders supplies and maintains an inventory of maintenance supplies./liliEnsures the proper use of potentially dangerous products and chemicals./liliOversees work done by outside contractors and inspects all work completed on property; takes corrective actions when warranted by employees./liliTrains subordinate staff./liliParticipates in the selection of outside contractors and schedules contractors./liliIssues purchase orders and processes invoices./liliOther duties as assigned./li/ulpOccasional Functions:/pulliMending Fences/liliCutting Keys/liliTrash Pickup/liliLawn Care/liliSwimming Pool Cleaning/liliShampooing Carpets/li/ulpPosition Requirements / Qualifications:/pulliAbility to read and write English./liliPrior experience reflecting overall general mechanical aptitude and ability./liliValid Drivers License (if operating a vehicle)/liliEPA Certificate for Freon Recovery; HVAC Certificate./liliCurrent Fair Housing Certification/li/ulpPreferred Skills/Abilities:/pulliAdvanced training, such as that obtained from a mechanical/supervising trade or technical school./liliPrior experience as Service Manager for a multi-unit property./li/ulpPhysical Activities/Equipment Used:/pulliPhysical Activities up to and including walking, bending, stooping, reaching, kneeling, crawling, stretching, climbing stairs or ladders, and standing for periods of time./liliExposure to inclement weather, noise, dust, heat, and mechanical equipment./liliExposure to potentially dangerous products and chemicals./liliHeavy Lifting./liliKey-cutting machine, hand tools, mechanical equipment, electrically powered construction equipment, lawn care equipment; phone./li/ulpGeneral:/pulliHours worked will coincide with the hours of operation in the community.
