ABOUT THIS OPPORTUNITY We're seeking an experienced, senior estimator with deep expertise in semiconductor construction and process utility systems. This role goes well beyond traditional MEP estimating, serving as the technical lead for specialty gases, chemical distribution, process exhaust, air abatement, and sub-fab infrastructure on some of the nation's most complex manufacturing projects. Working closely with owners, designers, and trade partners, you'll develop accurate budgets, evaluate constructability, and help solve technical challenges from early planning through construction. - Lead conceptual, schematic, design development, construction document, and GMP estimates for semiconductor manufacturing facilities.
- Develop early-stage conceptual budgets using limited design information, benchmarking data, facility capacity metrics, and cost-per-tool analysis to support owner decision making.
- Develop detailed quantity takeoffs and cost models for specialty gas, chemical, process vacuum, exhaust, abatement, and sub-fab utility systems.
- Build, maintain, and analyze semiconductor benchmarking databases, unit rates, cost-per-tool metrics, cleanroom benchmarks, and utility infrastructure pricing to support conceptual estimating, budgeting, and market competitiveness.
- Prepare estimate assumptions, clarifications, exclusions, escalation analyses, and risk registers.
- Review process utility designs for constructability, completeness, and coordination.
- Identify scope gaps, overlaps, and design risks during preconstruction.
- Provide cost impact analyses for design evolution and support value engineering initiatives.
- Participate in design-assist and design-build delivery models for advanced manufacturing projects.
- Partner with preconstruction leadership and project teams to develop estimating strategies, pricing methodologies, and pursuit approaches for complex semiconductor and advanced manufacturing opportunities.
- Provide guidance and mentorship to estimators and preconstruction team members, supporting technical development, estimating best practices, and knowledge transfer across the organization.
- Lead budgeting exercises with specialty gas, process piping, chemical, exhaust, and abatement trade partners.
- Evaluate subcontractor proposals and develop procurement strategies for critical systems.
- Present estimates, cost models, and procurement recommendations to clients and executive leadership.
- Support proposal development, interviews, and owner workshops.
- Develop and present estimate summaries, benchmarking analyses, escalation assessments, and cost reports to clients, project teams, and executive leadership.
- Identify long-lead equipment exposure and escalation risks.
- Develop risk assessments related to hazardous gases, chemical systems, environmental permitting, and utility infrastructure.
- Quantify acceleration costs and procurement impacts for schedule-driven projects.
- Bachelor's degree in Construction Management, Mechanical Engineering, Chemical Engineering, or a related discipline.
- 10+ years of construction estimating experience with at least 7 years supporting semiconductor, advanced manufacturing, pharmaceutical, or high-tech facilities.
- Demonstrated experience leading, mentoring, or managing estimating and preconstruction professional, including developing junior estimators and supporting team growth initiatives.
- Demonstrated experience estimating semiconductor fabs, cleanrooms, tool-install projects, process utility systems, and sub-fab infrastructure.
- Deep technical knowledge of specialty gases, hazardous gas distribution, chemical delivery systems, process exhaust, vacuum systems, and air abatement technologies.
- Strong understanding of semiconductor manufacturing processes including lithography, deposition, etch, CMP, diffusion, and wafer fabrication operations.
- Experience developing conceptual through GMP-level estimates for large, complex projects.
- Excellent communication and presentation skills with the ability to engage clients, design teams, trade partners, and executive leaders.
- Experience with BIM-enabled estimating, design-build delivery, and advanced manufacturing procurement strategies preferred.
- MBA, advanced engineering degree, LEED accreditation, ASPE certification, or PMP certification preferred.
