Location: Dallas-Fort Worth, TX (Travel required to communities throughout Texas and Oklahoma) Work Structure: Onsite Employment Type: Full-Time Protect and Enhance Communities Through Strategic Capital Improvements. We're seeking an experienced CapEx Construction Manager to oversee capital improvement projects across IREG's multifamily and senior living portfolio. This role is responsible for leading projects from planning and scope development through construction and closeout, ensuring projects are completed safely, on schedule, within budget, and to the highest quality standards. About the Opportunity At Integrated Real Estate Group (IREG), we take a long-term approach to owning and operating communities. Our CapEx Construction Manager plays a critical role in preserving and enhancing the value, safety, and performance of our assets. This position oversees capital projects across multifamily and senior living communities, including exterior renovations, unit upgrades, roofing, paving, amenities, mechanical systems, building improvements, and life safety initiatives. You'll work closely with executive leadership, operations teams, property management, and vendors to prioritize projects, manage budgets, and deliver successful outcomes that support both resident experience and long-term asset performance. What You’ll Own Manage the full lifecycle of capital improvement projects from planning through closeout Develop project scopes, budgets, schedules, and bid packages Solicit bids, evaluate proposals, negotiate contracts, and recommend vendor selections Oversee contractors, consultants, and vendors to ensure projects are completed safely, on time, and within budget Conduct site visits and provide field oversight throughout project execution Manage multiple active projects simultaneously across multifamily and senior living communities Monitor project schedules, budgets, change orders, and cost controls Ensure compliance with company standards, building codes, and applicable regulations Partner with property management and operations teams to identify capital needs and prioritize projects Participate in annual capital planning and long-term asset preservation strategies Provide regular updates to executive leadership regarding project status, risks, budgets, and timelines Resolve construction challenges and implement solutions that minimize operational disruption What Success Looks Like Capital projects are delivered on time, within budget, and at high quality standards Communities remain operational with minimal disruption during construction activities Contractors and vendors are effectively managed and held accountable Capital investments improve resident experience, asset value, and operational efficiency Project risks are identified early and addressed proactively Leadership receives accurate reporting and clear visibility into project progress Who This Role Is For An experienced construction professional who enjoys managing projects from concept to completion Someone who thrives balancing field oversight with strategic planning A relationship-builder who can effectively work with executives, operators, vendors, and contractors A highly organized professional comfortable managing multiple priorities simultaneously Someone who enjoys traveling to communities and being actively involved in project execution Qualifications Minimum 5 years of experience in construction project management, capital improvements, renovations, or related fields required Experience managing multifamily, senior living, hospitality, healthcare, commercial, or residential capital projects preferred Strong knowledge of construction methods, project scheduling, budgeting, and contractor management Experience developing scopes of work, bid packages, and negotiating vendor contracts Ability to manage multiple projects simultaneously in a fast-paced environment Strong financial acumen with experience tracking budgets and change orders Experience conducting site walks, inspections, and quality control reviews Proficiency with Microsoft Office Suite required Experience with project management software preferred Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred Valid driver's license required Ability to travel regularly to communities throughout Texas and Oklahoma What Sets You Apart You take ownership and hold yourself accountable for project outcomes You are comfortable making decisions and solving problems independently You communicate effectively with executives, operators, and contractors alike You understand the balance between speed, quality, budget, and resident experience You are equally comfortable in the field and in front of leadership You enjoy improving communities and creating long-term value Why This Role This is an opportunity to make a visible impact across a growing portfolio of multifamily and senior living communities.
