Position Summary

The Janitor is responsible for performing scheduled janitorial and custodial services at the Caribbean Islands National Wildlife Refuge (Culebra NWR) in accordance with the contract Statement of Work, established cleaning frequencies, S3 Solutions One LLC procedures, and applicable safety requirements.

The position is responsible for maintaining the assigned Government facilities in a clean, sanitary, orderly, and professional condition. The employee is expected to work independently, complete all assigned duties within the authorized service period, safeguard Government property, maintain required supplies, and immediately report deficiencies, damage, safety concerns, supply shortages, or unusual conditions to the appropriate S3 supervisor.

NOTE: ACCESS TO WORK SITE VIA FERRY

Work Schedule

• Provide 4 hours of service three days per week, Monday, Wednesday and Friday within the Government operating window of 8:00 a.m. to 4:00 p.m., excluding Federal holidays.

Compensation: $16.00 per hour ($10.58 wage per hour PLUS $5.42 per hour for benefits)

Essential Duties and Responsibilities

• Clean and sanitize restroom sinks, toilets, mirrors, and other restroom surfaces in assigned areas.
• Clean and sanitize showers in the Quarters (Housing Unit).
• Replace restroom garbage bags and empty waste receptacles.
• Check and refill hand soap, paper towels, and toilet paper as needed.
• Clean and sanitize kitchen and kitchenette sinks, countertops, tables, and microwaves.
• Dust and clean desks, file cabinets, shelving, public exhibits, tables, and other assigned surfaces in the Administrative Building.
• Dust and clean residential furniture in the Quarters.
• Empty interior garbage cans and transfer collected trash to the designated exterior dumpster.
• Sweep and mop assigned rooms, including offices, restrooms, stairwells, porches, kitchens, exhibit areas, meeting spaces, storage areas, and residential spaces as applicable.
• Vacuum rugs and other assigned textile floor coverings.
• Clean windowsills and remove smudges and fingerprints from glass doors.
• Clean interior and exterior windows and doors, including frames and handles, in accordance with the required service frequency.
• Clean refrigerators and other assigned appliances in accordance with the required service frequency.
• Maintain exterior concrete pathways in a clean condition and free of routine soil and debris.
• Clean the Quarters garage area as required.
• Use and maintain S3-provided professional cleaning equipment, tools, supplies, and personal protective equipment safely and properly.

Periodic and As-Needed Duties

• Administrative Building: Perform monthly cleaning of all interior and exterior windows and doors, including curtains, shades, blinds, frames, and handles.
• Administrative Building: Deep clean the interior and exterior of refrigerators monthly.
• Administrative Building: Clean and wash exterior concrete paths monthly.
• Quarters: Clean exterior concrete pathways monthly.
• Quarters: Clean the garage area monthly.
• Replenish consumable supplies as necessary to maintain continuous availability during facility operating hours.
• Repeat cleaning functions when conditions require additional service within the contract scope.

Performance Standards

• Complete all scheduled tasks in accordance with the required cleaning frequencies for each assigned zone.
• Maintain Government facilities in a clean, hygienic, fully sanitized, safe, and professional condition.
• Use cleaning chemicals, supplies, tools, and equipment only for their intended purposes and in accordance with product labels and S3 safety procedures.
• Protect Government furnishings, equipment, facilities, information, and property from damage or unauthorized access.
• Maintain restroom consumables and other required supplies so they are available when needed.
• Immediately report maintenance deficiencies, property damage, safety hazards, supply shortages, spills, or other unusual conditions to S3 management.
• Correct identified cleaning deficiencies promptly when directed.
• Maintain janitorial equipment, custodial storage areas, chemicals, and supplies in a clean, safe, secure, and orderly condition.
• Follow instructions issued by the designated S3 supervisor or company management.

Qualifications

• Ability to understand and follow written and verbal instructions.
• Ability to work independently with limited direct supervision.
• Ability to safely use commercial janitorial chemicals, machinery, tools, equipment, and supplies.
• Ability to organize work and complete assigned tasks within established service periods.
• Ability to recognize and report facility deficiencies and safety hazards.
• Dependable transportation to the assigned work location.
• Must satisfy S3 Solutions One LLC employment eligibility and onboarding requirements.
• Must successfully complete and maintain the federal background investigation/security clearance required for access to the work site before beginning work.
• Prior commercial janitorial or custodial experience preferred but not required when the employee can demonstrate the ability to perform the assigned work.

Working Conditions

• Indoor and outdoor cleaning in offices, restrooms, kitchen/kitchenette areas, conference and exhibit spaces, residential quarters, storage areas, porches, pathways, and garage areas.
• Exposure to cleaning chemicals, dust, waste, wet surfaces, and general office and residential environments.
• Work requires the safe operation of commercial janitorial equipment and the use of appropriate personal protective equipment.
• Work requires strict adherence to Government facility access, security, and safety procedures.
