General Position Overview: The RMT is the Facilities Manager’s regional field leader and the first line of technical and operational support for assigned sites. This position owns day to day regional maintenance execution, directs and develops Site Maintenance Technicians, provides vacancy coverage, leads onboarding, resolves complex repairs, coordinates vendors, and ensures preventive maintenance and work order standards are met. The RMT is expected to manage routine regional maintenance independently and escalate only significant safety, compliance, operational, financial, or capital issues.

General Accountabilities include:

• Regional ownership: Serve as the first line leader and technical escalation point for all assigned sites. Resolve routine issues independently and elevate matters only when they involve significant safety, food safety, compliance, downtime, cost, legal exposure, or capital approval.
• Technician direction: Be aware of daily and weekly priorities for assigned SMTs, verify workload coverage, review attendance and schedules, monitor regional maintenance follow up, and provide timely coaching and documented performance feedback.
• Vacancy coverage: Provide hands on coverage at sites without an SMT. Domicile at the open site when needed and remain through onboarding until the new technician demonstrates required competency and can independently manage the site.
• Hiring and onboarding: Involved in onboarding, technical training, practical skill verification, and continued development of SMTs. Participate in interviews for regional maintenance candidates.
• Off hours support: Participate in the rotating after hours and weekend support schedule, own first response and triage, coordinate the appropriate site or vendor response, and escalate emergencies when necessary.
• Productivity accountability: Review scheduled hours against work performed and ensure each technician’s time is fully and accurately accounted for. Address unexplained time, poor planning, or incomplete documentation promptly.
• Maintenance Management Software accuracy: Audit work orders for accurate comments, labor, parts, purchases, failure details, asset links, status, and completion notes. Ensure all costs and time are charged to the correct work order and asset.
• Preventive maintenance: Ensure PMs are completed on time and to standard, verify findings create corrective work, audit PM quality, and recommend improvements to tasks, frequencies, job plans, and asset records.
• Technical escalation: Diagnose complex failures using sound critical thinking and root cause analysis. Coach the site technician through troubleshooting remotely when practical and travel when hands on regional support is required.
• Facility systems: Perform and support electrical, plumbing, mechanical, HVAC, dock equipment, building envelope, and general facility repairs.
• MHE and forklift support: Increase safe in house MHE capability, including forklift troubleshooting and repair, battery and charger work, tire pressing work, and coordination of specialized vendor repairs when required.
• Vendor coordination: Determine when vendor support is needed; obtain and compare quotes, schedule service, provide site access, verify scope and quality, ensure SMT documentation and follow up, and approve routine costs only within delegated authority.
• Project support: Support Facilities Manager led capital and construction projects through site coordination, field verification, contractor follow up, and accurate project documentation.
• Regional readiness: Maintain regional tool, part, and equipment readiness. Identify recurring needs and opportunities to standardize parts, reduce emergency purchases, and lower vendor dependency.
• Communication: Participate in weekly site maintenance meetings to help identify workload that is important to the site leadership. Ensure SMT is ready for meeting and updates. Provide feedback and correct if SMT is not.
• Administrative discipline: Ensure SMT’s are monitoring their Outlook and other assigned systems throughout the workday, respond to emails and meeting requests promptly, maintain an accurate calendar, and attend scheduled meetings prepared and on time.
• Safety and food safety: Model and enforce all safety, food safety, food defense, environmental, and company policies. Stop unsafe work and ensure incidents, damage, and hazards are reported immediately.
• Perform other duties consistent with the responsibilities and authority of the position.

Skills Required:

• Advanced troubleshooting and repair knowledge across electrical, plumbing, mechanical, HVAC, dock equipment, MHE, and general building systems.
• Strong root cause analysis, independent judgment, planning, and decision making skills.
• Demonstrated ability to lead, train, coach, and hold maintenance employees accountable.
• Ability to prioritize work across multiple sites and manage urgent issues without losing control of planned work.
• Strong vendor coordination, quote review, cost awareness, and repair quality verification skills.
• Proficiency with eMaint or a comparable CMMS, Microsoft Outlook, Excel, Teams, and standard business systems.
• Ability to read technical manuals, electrical diagrams, equipment documentation, and scopes of work.
• Ability to read, write, and speak in English.

Physical Requirements:

• Ability to work standing, walking, climbing, bending, lifting, twisting, and carrying throughout the workday.
• Ability to safely access roofs, mechanical rooms, docks, warehouse equipment, and refrigerated environments.
• Ability to lift up to 50 lbs. and use required tools and personal protective equipment.

Prerequisites:

• Valid driver’s license, acceptable driving record, and ability to travel throughout the assigned region, including overnight stays when required.
• At least 3 years of experience leading, training, or directing maintenance employees or contractors.
• At least 5 years of multi-trade industrial, warehouse, facility, or MHE maintenance experience, or an equivalent combination of technical education and experience.
• Demonstrated experience with electrical, mechanical, plumbing, dock equipment, warehouse machinery, forklifts/MHE, batteries, chargers, HVAC, or similar systems.
• Ability to participate in a rotating after hours and weekend support schedule.
• Trade licenses, technical certifications, forklift/MHE training, OSHA training, or refrigeration experience are preferred.

Performance Measurements:

• Scheduled hours are supported by complete work order records, with scheduled hours matched to hours of accountable work except for approved exceptions.
• Assigned SMT work orders contain accurate time, comments, purchases, parts, asset links, status, and completion information.
• PMs are completed on time, executed correctly, audited regularly, and followed by corrective work when findings are identified.
• Critical, safety related, repeat, and aging work orders show timely ownership, root cause, follow-up, and verified closure.
• Routine regional maintenance, vendor coordination, renewals, and technical escalations are resolved without unnecessary Facilities Manager involvement.
• Vacancy coverage and onboarding are stable, documented, and maintained until the assigned SMT is independently capable.
• Regional response time, equipment downtime, repeat failures, outside vendor dependency, and maintenance cost trend in the intended direction.
• Safety, food safety, compliance, communication, attendance, meeting, and administrative expectations are consistently met.
