Bring your property management, financial management, and relationship-building expertise to Tidewater Property Management, Inc. as a Community Association Manager serving homeowner and condominium associations throughout the Baltimore Washington Metro Area. What You Will Do:

• Manage a portfolio of homeowners associations and condominium communities, serving as a trusted operational partner to Boards of Directors.
• Develop, monitor, and communicate association budgets, monthly management and financial reports, and other reporting that supports sound decision-making.
• Lead board meetings, site inspections, and community communications with professionalism, responsiveness, and a solutions-focused approach.
• Coordinate vendors, negotiate contracts, oversee maintenance projects, and help ensure landscaping, snow removal, repairs, and amenities operate smoothly.
• Resolve homeowner inquiries and concerns while helping communities comply with governing documents, HOA and condominium regulations, and applicable requirements.

Required Qualifications:

• Knowledge of HOA and condominium association regulations, vendor management, contract negotiation, and property maintenance.
• You bring experience creating and reviewing budgets and can confidently explain financial information to board members.
• You communicate clearly, build productive relationships, and can balance customer service with policy enforcement and sound judgment.
• You have proven organizational skills and can prioritize multiple communities, deadlines, vendor needs, and resident concerns.
• Experience as an HOA Property Manager, Community Manager, Condominium Manager, or similiar industry experience.
• You have reliable transportation, a valid driver’s license, and flexibility to travel locally and work occasional evening meetings.

Preferred Qualifications:

• You hold current CMCA ® and AMS ® certifications and are committed to high standards in community association management. PCAM ® certification and proficiency with Microsoft Office are welcomed.

Work Environment:

Following a successful 90-day introductory period, you may be eligible for a hybrid schedule based on performance. You will work both in office and in the field, visiting communities and attending events as needed. This position is ideal for a professional who enjoys a mix of independent work, in-person community engagement, and collaborative team support.

Compensation and Benefits:

This full-time hybrid position offers an annual salary of $70,000 to $80,000. Your benefits package includes health, dental, vision, and life insurance; a 401(k); health savings and flexible spending accounts; short-term disability; paid time off; holiday pay; work-from-home flexibility; and tuition reimbursement.
