Omninet is seeking a candidate with 5+ years of related commercial real estate experience. This is a great opportunity for someone who is business and financial minded, customer centric, who can operate in a hands‑on environment and is able to handle a multitude of tasks. The candidate must have strong leadership, management ability, problem‑solving and decision‑making ability, and the ability to analyze financial data and prepare financial reports. The candidate will interface directly with the company’s managing partners, executives, tenants, and outside vendors. Compensation will be competitive and based on experience. Responsibilities Under the supervision of the Regional Manager/Portfolio Manager, a Property Manager is responsible for all phases of the operation of a property. Oversee day‑to‑day operations of each property in the portfolio and supervise staff (including property management, maintenance, security and janitorial), assigning performance goals and assuring their completion. Manage and lead a team, which may include Property Manager(s), Assistant Property Manager(s) and Property Administrator(s) including recruitment, onboarding, supervision, scheduling, training, development, evaluation and disciplinary action of employees. Work closely with the Lead Engineer as a team to ensure each property in the portfolio is running smoothly and that all building issues and repairs are being addressed accordingly. Ensure that each property in the portfolio maintains an excellent tenant experience and represents Omninet with the utmost professionalism. This includes hosting tenant relation events, distributing property newsletters, memos, tenant handbooks, etc. Respond to tenant needs and ensure prompt resolution of problems by administrative and technical staff. Ensure compliance with policies, procedures, regulations and contractual obligations. Conduct regular property inspections and recommend or make alterations, maintenance and reconditioning as necessary. Coordinate and supervise vendor services. Coordinate tenant move‑ins, move‑outs and “walk‑through” spaces. Review and submit tenant move‑out financials in a timely manner to Corporate for processing in accordance with the tenant’s lease. Act as the primary contact with property owners to ensure objectives are met. Prepare and deliver timely, accurate, and complete reports. Develop and control annual budgets for operating and capital expenses. Forecast management plans and prepare monthly performance reports, explaining variances. Work with Property Accountants to ensure accurate accounting deliverables such as monthly accruals and operating statements. Ensure new leases and lease amendments are entered into Yardi accurately and maintain the rent roll accurately at all times. Collect rent and pay expenses per lease terms. Prepare all required legal notices and recommend and coordinate legal action as needed. Review, reconcile and analyze tenant rent and Common Area Maintenance (CAM) recovery charges. Ensure vacant space is in “market ready” condition. Enforce all rules and regulations of the property and lease agreements. Develop business relationships through memberships and participation in professional, industry/trade, and civic organizations. Provide formal supervision to individual employees and recommend staff recruitment, selection, promotion, advancement, corrective action and termination. Plan and monitor appropriate staffing levels and utilization of labor. Mentor and coach team members to further develop proficiencies. Understand and familiarize with all Omninet SOPs and operating philosophies. Model behaviors consistent with the company’s values. Qualifications Must have a bachelor’s degree from an accredited college or university. Must have 5+ years of experience in Commercial Property Management. Excellent written and verbal communication skills. Strong interpersonal and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information and respond to critical issues. Conduct high‑level financial analysis. Ability to comprehend, analyze and interpret intricate documents. Ability to resolve problems involving several options. Intermediate to expert computer skills, including proficiency in Microsoft Office, Excel and Word. Commitment to values and strong business ethics are required.
