Maintenance Manager - Apartments - HVAC Experience

Location Emerald Edge Apartments – Franklin, OH Schedule Monday–Friday, 8:00 AM–5:00 PM, with on‑call rotation Pay $27–$29/hour (based on experience), plus commissions, bonuses, and incentives Hiring Bonus $1,000 Qualifications 2+ years of maintenance experience in residential or multi‑family settings Strong skills in HVAC, plumbing, electrical, carpentry, and appliances EPA certification (required) Ability to complete work orders efficiently while maintaining high standards Leadership experience preferred Availability for on‑call rotation (evenings/weekends as needed) Strong communication and organizational skills Valid driver’s license, reliable vehicle, and insurance Willingness to complete a background check and drug screening Responsibilities Perform and oversee preventive maintenance (HVAC, plumbing, electrical, appliances, roofing, grounds) Conduct inspections and ensure all work meets quality standards Manage maintenance supplies and budgets Ensure timely completion of work orders and unit turns Maintain HVAC and safety systems (fire alarms, extinguishers, etc.) Supervise, train, and support maintenance staff Respond to on‑call emergencies as needed Perks Mileage reimbursement, work boot reimbursement, and company‑provided uniforms 401(k) with a generous company match Health, dental, and vision insurance options + FSAs Paid holidays, vacation days, and sick/personal time Award‑winning training & development through Towne University, including certifications such as EPA and CAM‑T® Towne Properties is an Equal Opportunity Employer.
