Market Intelligence Analyst

Conduct Competitive Market Assessments and feasibility evaluations for potential land transactions across multiple divisions Provide price-and-pace assessments, demographic targets, product recommendations, and risk assessments for underwriting packages Aggregate, clean, and analyze submarket and demographic data using Zonda, MLS, and GIS across varied geographies Perform regional fieldwork and competitive audits of rival communities Track base pricing, floor plan designs, option packaging, incentive structures, and monthly sales absorptions Evaluate buyer demographics, household income trends, and consumer preferences Inform target buyer profiles, product packaging, and community design recommendations Present data-backed insights and deal summaries to Division Presidents, Land Acquisition Managers, and Investment Committees Track macroeconomic indicators, mortgage rate shifts, and regional growth corridors Support annual division strategic planning and long-term land positioning Perform other strategic research and analytical duties as assigned Conduct virtual and face-to-face meetings and presentations with cross-functional stakeholders, division managers, and executive leadership Travel locally and regionally for field evaluations, competitor site audits, and land tours Comply with company policies and procedures Requirements Minimum Bachelor’s degree in Real Estate, Finance, Economics, Business Analytics, Urban Planning, or a related quantitative field 1 to 2 years of experience in market research, real estate analytics, land feasibility, or competitive market evaluations Residential homebuilding or real estate consulting experience strongly preferred Comfort evaluating diverse geographic territories, submarkets, and macro-level housing dynamics Highly proficient in MS Excel, including advanced modeling, pivot tables, and data synthesis Experience with business intelligence/mapping software such as Tableau, Power BI, and ArcGIS Experience with housing platforms such as Zonda and MLS Outstanding verbal and written communication skills Ability to collaborate effectively with cross-functional teams, division leadership, and corporate partners Ability and willingness to travel regionally for market reconnaissance, land audits, and competitor site visits Ability to access, input, aggregate, and analyze data on a computer or electronic device for extended periods Valid driver’s license and ability to operate a motor vehicle for regional fieldwork Ability to comply with all company policies and procedures Core Competencies Demonstrates expertise in conducting competitive market assessments and feasibility evaluations, utilizing advanced data analysis skills with tools like MS Excel, Zonda, and GIS.
