Industrial Property Manager

A leading real estate company in the Galleria area is seeking an experienced Industrial Property Manager to join their team! This is an excellent opportunity with an established organization, great work culture, and competitive compensation and benefits. The position is in office 4 days/week, with 1 day/week from home. Starting compensation $90,000-$110,000. Qualifications High school diploma or equivalent (Associate's or Bachelor's degree preferred) 5+ years of industrial property or asset management experience Strong background with single tenant NNN industrial assets Responsibilities Owner Representation & Asset Strategy: Act as an extension of ownership with a long‑term, capital preservation mindset; provide clear reporting and support acquisitions, refinancings, and dispositions. NNN Lease & Tenant Management: Serve as primary tenant contact, administering and enforcing single‑tenant NNN leases, including maintenance, insurance, taxes, permitted use, and renewals or amendments. Industrial Asset & Operations Oversight: Oversee building condition and performance for complex industrial systems (cranes, power, HVAC, structural, docks), conduct inspections, and maintain comprehensive property records. Financial & Risk Oversight: Prepare budgets and capital plans, review operating statements and reimbursements, and support insurance and risk management for Texas industrial assets. Capital Projects, Compliance & Safety: Assist with capital improvements, coordinate contractors and tenants, ensure regulatory and OSHA compliance, and manage casualty events and remediation.
