What the Role Actually Covers Coach and hold accountable onsite staff, including coverage for after-hours on-call rotation Own resident account management: AR reconciliation, NSF and late fee enforcement, move-out billing and deposit disposition Lead and execute annual turn alongside the GM, which in student housing is a compressed, high-volume process requiring precise coordination Inspect vacant units monthly and walk grounds and common areas regularly to maintain curb appeal and code compliance Coordinate work orders with maintenance staff and vendors Handle escalated resident concerns and manage eviction filings in accordance with local ordinances and company policy Manage promotional materials, marketing messaging, and local outreach to drive traffic during lease-up cycles Step into the GM role during absences, which means you need to understand the full picture, not just your own tasks A word on the turn: at a student property, the annual turn is its own season. Hundreds of move-outs and move-ins compressed into a short window, punch lists running simultaneously across the building, damage assessments, billing, key exchanges.
