Assistant Property Manager

Job Responsibilities Maintain daily operations of the self storage property Successfully convert telephone, internet, and walk‑in inquiries into self storage rentals Sell boxes, locks, and packing material Manage the accounts receivable process through collection efforts, posting payments, and processing daily bank deposits Ensure the company standards of cleanliness and appearance are maintained Market to local businesses and apartment managers Maintain accurate records for each customer, including leases, addendums, and correspondence Perform light repair and maintenance duties, such as cleaning units and interior buildings, wiping down doors, picking up trash, cleaning hallways, office, and bathrooms Perform preventive maintenance, including changing HVAC filters as required, greasing door springs on roll‑up doors, oiling gate chains, and routine maintenance of the golf cart Monitor the physical condition of the self storage property and report maintenance issues Oversee contractors and third‑party vendors' work Keep foreclosure documentation organized and accurate, following the company foreclosure checklist and guidelines Assist with the auction process Manage truck rentals, reservations, truck/trailer parking, and routine maintenance Job Requirements Excellent communication skills, both on the phone and in person Works well in a team setting or independently Has good organizational skills and basic bookkeeping ability Knowledge of computers is a must (Microsoft Office, Outlook, etc.) Valid driver’s license and insurance with reliable transportation Open work availability, including weekends and some holidays Ability and willingness to perform light maintenance such as sweeping, mopping, wiping, and lifting Willing to travel/work at multiple locations if needed (temporarily) Must be eligible to work in the United States Must have a high school diploma/GED equivalent and at least two years of related experience (sales, customer service, leasing, or rentals) Must be a team player with strong leadership skills Must be profit‑driven The job requires constant movement and the ability to lift and move 35 lbs. regularly, and occasionally up to 50 lbs.
