This position is responsible for ensuring all district environments are safe, clean, energy-efficient, fully functional, and conducive to learning. The Director manages capital renovation projects, oversees preventative maintenance, maintains regulatory compliance, directs emergency responses, and manages department budgets to optimize operational efficiency. ESSENTIAL FUNCTIONS: 1. Leadership and Personnel Management
- Provide strategic direction, day-to-day oversight, evaluation, and mentorship for custodial, maintenance, grounds, HVAC, plumbing, electronics, and warehouse personnel.
- Communicate effectively with district and building leaders, supervisors, team leaders, and internal and external stakeholders regarding all aspects of district facilities operations to ensure alignment, transparency, and minimal operational disruption.
- Direct recruitment, onboarding, professional development, and retention efforts across all facility maintenance operations.
- Establish performance standards, conduct regular evaluations, and implement performance improvement or training plans as necessary.
- Cultivate a positive, safe, and service-oriented work culture through active communication, team building, and professional growth opportunities.
- Oversee daily facility operations to guarantee that all school buildings and administrative sites are clean, structurally sound, safe, and fully operational.
- Direct the maintenance, repair, and optimal performance of HVAC, electrical, plumbing, building automation, access control, and electronic systems across district facilities.
- Develop, implement, and monitor comprehensive preventative maintenance programs for building envelope, grounds, mechanical, and electronic systems.
- Oversee district grounds, landscaping, athletic fields, playgrounds, parking lots, and seasonal weather operations, including snow and ice remediation plans.
- Direct districtwide door security, key control, and access management in coordination with school administrators.
- Collaborate with the Chief of Operations to strategically plan and execute installation, renovation, building modernization, and summer capital projects in close coordination with internal stakeholders, architects, engineers, and vendors.
- Support new construction and major facilities renovations, managing project documentation, site compliance, timelines, and quality assurances.
- Serve as primary contract administrator for external vendors, specialized contractors, and technical consultants.
- Ensure district compliance with local, state, and federal laws, building codes, environmental regulations, OSHA requirements, and Safety Data Sheet (SDS) standards.
- Direct safety inspections, system audits, and regulatory testing for fire safety, pressure vessels, environmental hazards, and emergency response equipment.
- Lead facilities response during emergencies, severe weather incidents, utility outages, and environmental hazards to ensure rapid restoration of safe operations.
- Formulate, defend, and administer annual facility operations, capital improvement, and energy budgets.
- Manage procurement, inventory controls, warehouse operations, supply logistics, and tool management across department divisions.
- Review and approve facility-related invoices, contracts, and purchase requisitions to maintain fiscal responsibility.
- Develop and execute sustainability and energy-conservation strategies to reduce utility consumption and operational expenditure.
- Utilize modern facility management technologies, work-order management systems, and building automation software to streamline service workflows and track service metrics.
- Regularly evaluate operations and implement innovative practices in environmentally responsible turf/landscaping management, waste reduction, and facility upkeep.

- Education and Certifications
- Required: Bachelor's Degree in Facilities Management, Engineering, Business/Public Administration, Construction Management, or related field (or equivalent combination of formal education and extensive senior facilities management experience).
- Preferred Certifications:
- Indiana Association of School Business Officials (IASBO) Facilities Director Certification.
- Certified Facility Manager (CFM), APPA Educational Facilities Professional, or Certified Custodial Manager (CCM/CIMS).
- OSHA 10/30-Hour Certification, Certified Playground Inspector (CPSI), or SIMA Snow Professional.
- Licensure: Valid Driver's License required.
- Experience
- Minimum of five (5) to seven (7) years of progressive administrative leadership in facilities operations within K-12 public education, higher education, or a complex municipal/corporate campus.
- Demonstrated expertise in managing multidisciplinary teams (HVAC, trade maintenance, custodial, grounds, warehouse).
- Demonstrated knowledge of Indiana public bidding laws, public procurement rules, capital project oversight, and operational budget development.
- Physical Requirements
- Position involves a mix of office-based administrative tasks and field work throughout district schools, athletic grounds, mechanical rooms, construction sites, and outdoor spaces.
- Ability to frequently stand, walk, sit, navigate stairs, bend, stoop, climb ladders, and traverse uneven outdoor terrain during site inspections.
- Ability to occasionally lift, push, pull, or carry tools and equipment weighing up to 40 pounds, and assist teams during weather emergencies or field situations.
- Ability to operate a motor vehicle to travel between district facilities.
- Sensory Demands
- Clear verbal communication and active listening skills for interactions with staff, vendors, board members, and public agencies.
- High visual acuity to review architectural blueprints, inspect mechanical systems, assess condition of grounds, and operate computer systems.
- Ability to draft complex written management reports, policy recommendations, project specs, and budget summaries.
- Environmental Factors
- Work performed inside standard office and school facility environments, as well as periodic exposure to mechanical utility rooms, construction zones, heights, and outdoor seasonal conditions (inclement weather, heat, cold, snow).
- Personal Protective Equipment (PPE) is provided and required when site conditions warrant.
