Job Title Real Estate Services Agent II Job Summary Join HDR’s Power sector to support real property projects, coordinate right‑of‑way and utility issues, and facilitate land acquisitions and relocations in a dynamic and evolving energy environment. Responsibilities Provide pre‑negotiation due diligence, including project, parcel, property owner and occupant assessments, and negotiate acquisition of rights and relocation of displaced individuals for public or private projects. Coordinate right‑of‑way and utility issues for clients as assigned. Perform activities supporting real property projects such as property assessments, risk analysis, acquisition of needed rights, occupant relocation, property management, construction coordination, and utility relocation/coordination in conjunction with other team members. Carry out additional duties as required. Preferred Qualifications AA degree or equivalent experience. Nebraska real estate license in good standing, or equivalent, as required by law. Iowa real estate license in good standing, or equivalent, as required by law. Database and GIS familiarity. Experience negotiating for land rights in high‑voltage electric transmission lines (strongly preferred), pipelines, DOT highways, municipals/streets. Ability to read and understand survey exhibits and project design manuals at a level necessary to explain them to landowners and stakeholders. Ability to understand title reports and their contents. Ability to understand property appraisals. Required Qualifications A minimum of 2 years of experience in real estate, right‑of‑way, title, utility coordination, relocation, or property management. Ability to work independently, communicate and document effectively, handle large volumes of work, and coordinate closely with management, including travel availability. Ability to understand and comply with federal, state, and industry laws, and FHWA, FAA, FTA, FRA, NEPA, FERC, and Uniform Relocation Act regulations. Ability to work confidently with clients, property owners and occupants. Ability to balance office and field work in a collaborative, deadline‑sensitive manner. Proficiency with standard technology tools such as Microsoft Office and Project. Position requires strong communication skills, basic understanding of negotiation and presentation skills, and ability to work flexible hours and collaborate with diverse stakeholders. Communicate effectively and coordinate closely with management.
