Title Examiner

Our client is seeking a Title Examiner with strong exposure to commercial files and the ability to handle the full examination process from search through commitment. This role requires someone who has performed hands‑on title searches , reviewed complex chains of title, and is comfortable working through commercial‑level requirements and exceptions. The ideal candidate understands the full workflow and can independently examine and analyze property records with accuracy.

• Perform complete title searches and examinations on commercial and mixed‑use properties
• Review deeds, liens, easements, plats, probates, and entity documentation
• Build accurate run sheets and verify chain of title
• Identify and resolve title issues, breaks, and encumbrances
• Review surveys, legal descriptions, and commercial‑level exceptions
• Prepare clear, concise title commitments and communicate findings to internal teams
• Collaborate closely with Escrow Officers and senior title staff to support the closing process
• Manage multiple files with strong attention to detail

• 1-2 years Experience conducting title searches and examinations
• Exposure to commercial property types such as land, retail pads, office, or mixed‑use
• Ability to examine files from start to finish with minimal oversight
• Strong understanding of Texas title standards and recording practices
• Familiarity with title software such as Title Data, SoftPro, RamQuest, or similar
• Foundational knowledge of Texas property law and an understanding of how to read basic legal descriptions.
• High level of attention to detail and strong organizational skills are essential.
