Affordable Housing Maintenance Supervisor

Maintenance Supervisor The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The role works alongside the Community Manager to oversee staff and vendor activities, ensuring the property’s maintenance is performed efficiently and effectively. Essential Duties & Responsibilities Affordable housing maintenance experience preferred Maintenance Management Regular/daily onsite attendance is required Coordinate, schedule, and respond to resident and management requests and work orders Ensure all repairs and replacements needed for community common areas and units are completed Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions or liability concerns Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager Maintain a preventative maintenance program that extends community life while minimizing future repairs Maintain a well‑organized and properly stocked maintenance shop while adhering to safety and OSHA guidelines Maintain a hazard communications program and promote safe work practices Participate in unit inspections as requested Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc. Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit Participate in on‑call emergency duties at the community Plan for and utilize property resources, equipment, and supplies economically, obtaining bids and pricing from vendors, suppliers, and contractors Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency, including “walk‑through” inspections to verify make‑ready and work order completion Personnel Management: Under the direction of the Community Manager, supervise, train, and schedule maintenance staff Check the work progress of each maintenance staff member daily; provide assistance and instruction as needed Provide input on employee performance evaluations to the Community Manager Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Promote harmony and quality job performance of staff through support and effective leadership Customer & Resident Relations: Manage excellent customer service and monitor service request turnaround and responsiveness Project a favorable image of the community to achieve property objectives and public recognition Ensure consistent resident interactions on all matters Enforce community policies delegated by the immediate supervisor Education & Experience High School Diploma or Equivalent EPA & CPO certification required; HVAC desired Basic computer skills and familiarity with on‑site software functions Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements MS @ Small – Mid Sized Properties with smaller staff Regularly move throughout the work site, use wrist and hand motions, and inspect work areas while communicating with others Frequently move in tight or confined spaces, ascend/descend stairs, ladders, ramps, and step stools, including overhead positions; may operate machinery and power tools; may drive motor vehicles or golf carts; adjust and move objects weighing 100+ lbs across all directions; work in outdoor weather conditions and hazardous chemicals Occasionally remain standing or sitting for prolonged periods Work overtime, weekends, and night hours (on‑call emergencies) MS @ Large Sized Properties with large staff Regularly move throughout the work site and communicate with others, inspecting and assessing work areas Frequently move in tight or confined spaces, ascend/descend stairs, ladders, ramps, and step stools, traverse flat and uneven terrain, work overhead or reach; use wrists and hands repeatedly; operate machinery and power tools; drive motor vehicles or golf carts; work in outdoor weather and hazardous chemicals; work overtime, weekends, and night hours (on‑call emergencies) Occasionally remain standing or sitting for prolonged periods, lifting and placing objects weighing 100+ lbs, and moving these objects in all directions; exposure to hazardous chemicals License/Equipment Must have reliable transportation due to the on‑call emergency requirement Salary Range $35 per hour to $37 per hour At Asset Living, a variety of factors are considered in making compensation decisions, including skill set, background, training, and certifications. The offer extends based on the applicant’s relevant experience.
