Maintenance Technician II

$31.50 Hourly An excellent maintenance supervisor must be reliable and have a great eye for detail. The ideal candidate is self‑motivated and detail‑oriented. Must be a self‑starter, organized, capable of multi‑tasking, be a good problem solver and be able to prioritize workloads. Leadership and knowledge of administrative tasks will also be essential. The goal is to ensure that facilities are in a good and safe condition at all times. Obtain bids for work from external contractors. Assemble, analyze and submit bids to the Community Manager with recommendations. Acknowledge receipt of all goods and materials delivered to the property for maintenance and supervise and approve all work performed at the site by outside contractors. Conduct regular safety meetings with maintenance staff and ensure compliance with all Hazardous Materials and MSDS. Upon approval from the Community Manager, establish the work schedule for maintenance staff. Assist the Community Manager in planning and administering the maintenance budget. Participate in after‑hours and emergency response. Establish and document preventative maintenance programs. Create and maintain a positive environment for staff and promote a positive work environment. Supervisory Responsibilities Supervises the maintenance employees. Carries out supervisory responsibilities in accordance with Mayfair’s policies and procedures and applicable laws. Responsibilities include recruiting, interviewing, hiring, and training employees; planning, safety standards, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
